Question about the points value.....

Now I am gaining a clearer understanding with question and close to knowing what kind of package I want, but I still am not quite there yet.

When I "buy" the points for the year, lets say 160, and I book a week at the AKL from 10/15-22. THe total points that will be used will be 153 according the points chart.

My question is. Are these points valued at 100% of the room or just a certain % discount from the room total. I think I heard it was like 70% discount, therefore I would still owe 30% of the weeks cost for the resort.
In other words, for example, if it costs 240/night normally at AKL, then after my 70% then I would owe only 72.00/night for the week. I know it varies with resort and time of year.

Is this correct or do you get 100% off the room due to the buy in and monthly fees.:confused:

The points are for the entire value of the room.
 
Not wanting to change the subject here but I see that you based your points off of the value one bedroom and MS told me that they will only sleep 4 not 5.So I thought I would throw that out there to you.

Once you are a DVC member - you have bought some points and are paying the maintenance fees on them - they are yours to use in place of cash for any stay at a DVC villa. You will never have to pay ANY cash to use those rooms. I am going ot WDW for Spring Break, for example, and staying 6 nights (in a variety of rooms because I booked really late, but that's another thread!!!) and my total cost for the room portion of the vacation will be
$0.00. I will not owe a single penny.

Just to let you know, I will be driving down from NC, so I won't have any flight or rental car fees, and I purchased an Annual Pass last summer which was paid in full at that time, so I won't have any ticket costs either for this trip (yes, I know you could prorate the cost per day, but...) So, for this week at WDW during the second busiest time of the year (only Christmas/New Year's is worse!) I will only have to pay out of pocket for incidentals and gas on the trip down and back up, and meals while I am there - plus anything
extra we decide to do, like rent a WaterMouse or have a massage. But it should be a pretty inexpensive trip. Nice, huh???

To get back to your question, you can never combine points and cash. If you don't have enough points to pay for the full night, for example, you couldn't pay with half points and half cash. It's either one or the other.

It's very nice - after you have worked out your financing and begun payments - to actually check out of a DVC villa after your vacation and see a $0.00 balance - fun!!!!
 

I think you are misunderstanding what you read. The points are all you use to pay for the room, no cash.

The 70% figure is probably from this type of formula:

$51 (original purchase price in 1992) / 49 years of contract use = 1.04
plus current dues (OKW) of $4.56 = $5.60 per point times 10 points for a weeknight studio in June at OKW = $56.00 per night total.

Rack rate for that room is $315 PLUS $40 tax = $355. So with points I am paying only 16% of what a cash reservation would be, therefore I am, in effect, getting an 84% discount off the cash rate of the room.

Some have said that MS is now allowing a 5th person to stay in a 1BR, but will not provide extra bedding or towels for them. At AKL, though, isn't there going to be a sleeper chair that will allow a 5th person to be legitimately booked into the room??
 
I think they do in others but not the value rooms.
I am not sure about that though.But thats what I was told.As the value rooms are smaller than the other rooms.

I see you are fairly new to the Dis, as am I, so I am not trying to be rude....
If you have questions, this is the place to post them.

Have you ever been to the DVC tour at a resort with a guide?

DVC is a timeshare and as such, after original buy-in, Maint/dues fees are it!

1. You purchase your points, some quantity that is up to you. If you buy from Disney it's 160 points minimum, but you could buy 165, or 180, or any number you want.

2. You receive these same points every year to 'spend' for your accommodations.

3. You pay an annual maintenance fee on the points. It varies by resort, but figure about $4.50/point.

4. You can 'bank' points into the next use year if you're not going to use them all one year.

5. You can borrow points from your next use year if you need more to make a reservation for this year.

6. There is absolutely no CASH associated with a DVC reservation. You look at the point charts. They tell you the cost per night (In POINTS) to stay. If a room takes 20 points for a night, then you must have the 20 points. You cannot pay with 15 points and then add cash to complete the reservation.

Even though DVC shows a weekly total for points, there is no 'weekly' point cost to stay in a DVC resort. The weekly total is simply the sum of the daily points and is for illustrative purposes only. When you plan your vacation, you just add the number of points required for each night of your stay, and that's what you use to make your reservation.

Finally, your contract runs on what's called a USE YEAR, not a calendar year. If you own a June use year for example, then the 'year' for those points goes from June to June, not Jan-Dec. Many States do similar things for example with automobile registrations. For example, here in Indiana, my plates go from July to July every year. Someone else's might go from Feb to Feb. Think of DVC the same way.

Keep in mind we're talking about DVC resorts only. While it's possible to use points at regular WDW hotels, most consider that a poor use of points, and additionally there is a booking 'fee' to use points outside of the Vacation Club program.
