I am in a purchase process of a contract that has already passed ROFR. Expected closing date is at the end of Feb. As the buyer, I am paying the 2017 dues in addition to my agreed upon purchase price. In the interest of preventing a problem down the line, how should I ask about proof of dues payment? Is there a receipt or other document that I can request be passed through the broker/escrow and forwarded to me?
I am just imagining a worst case scenario where the sellers didn't pay the dues or they put the account on the monthly payment or something along those lines. I don't really want to be put in a position that the sale has gone through and then I find out that I have a problem that is all mine to clear up.
