Question about proof that seller paid 2017 dues?

I am in a purchase process of a contract that has already passed ROFR. Expected closing date is at the end of Feb. As the buyer, I am paying the 2017 dues in addition to my agreed upon purchase price. In the interest of preventing a problem down the line, how should I ask about proof of dues payment? Is there a receipt or other document that I can request be passed through the broker/escrow and forwarded to me?

I am just imagining a worst case scenario where the sellers didn't pay the dues or they put the account on the monthly payment or something along those lines. I don't really want to be put in a position that the sale has gone through and then I find out that I have a problem that is all mine to clear up. :scared:
 
Since you are going through a broker, I assume that there is a title company involved. The title company will request from Disney an estopel, which will verify any outstanding debt on the account (mortgage, dues, etc). If there are dues owed the title company will pay the dues, if the dues have been paid by the seller the title company will give that money to the seller. You should talk to your title company. I am pretty sure that it is their job to make sure everything is square.
