Purchase Incentives & Negotiations

And if you do too good a job of negotiating the price down, Disney will exercise its Right of First Refusal. Then you get to start all over again!

Best wishes -
Carol is absolutely right. In a resale, the most important number is what will clear ROFR...not the lowest price the seller will accept. If you don't clear ROFR, the rest of the details don't matter.

Blue&Gold,

Yes it did change, as DVC was able to sell me April 05 points, just not the April 04 (they were just sold out of April 05 so I had to try for the April 04). They were not licensed to sell SSR in CA until 05 (or later in 04 maybe), so they could not sell me April 04, even though I am already a DVC member. I could have added on at my current resort of BWV, but I wouldn't have gotten such a sweet deal. I wish I could have made the trip to FL. As much as I have complained about my guide in the past, he really did make an effort to get me in on a very special deal, I just couldn't make it happen. I think I am going to hold out for a CA DVC or better yet a Hawaii DVC before I try and add on again (I know it will probably never happen, but I am a dreamer!!!). One interesting point I forgot to mention earlier; which backs up some of the other comments here. I was the one that brought up the deal of buying 04 points and banking. I actually read about it here on the DIS that another DVC member made this deal. My guide didn't believe me at first, so over the phone, I got him and his supervisor to look at the post. They read it to me over the phone, then told me they would call me back later. An hour later they called me back and told me that they found the member that was the OP on the post, looked up his contract, and he got the deal he described. Since he got it, they said they had to give it to me too. I have not heard of this since, but I know back then that there were a few people here on the DIS that said they took advantage of it. :smooth:

I don't know if this was supposed to happen but we bought our resale contract in October closed mid December 2004 with a February UY (our seller had some mortgage clearance that slowed us down along with ROFR clearance). Anyway our Seller at our request banked 75 of our 150 04 points in October for 05 use (this was the most Seller could bank at that point). The other 75 we were told had to be used by Feb. 05. Right after we closed, I called to make ressies for early Jan 05 but all that was available was OKW Sun-Thurs and we had extra points. The CM told us as new resale purchasers we could bank those points into next year (even though this went beyond normal banking limits on the contract) and we did so, which points we are now using in Nov.
Apparently this may not be standard but rather a function of availability of rooms and a DVC analysis of pushing back point usage. I was told later that this may have been done to avoid using points in 04/early05 when a lot of points for SSR were floating around from new sales with no Units yet ready for occupancy. I have no idea if that is true or just some other DVC rumor (like Contemporary Villas)

5infam,

You are one smart cookie! Board members read her/his post carefully. It just goes to show, "where there's a will, there's a way"!

HAPPY "MAGICAL" VACATIONING,
Tom

I think the only thing you might have some wiggle room with DVC are the points themselves. Say you purchase a new contract and you are already past some of the banking deadlines (whether it be 50%, 25%, etc) and you wont' be able to use the points before they reset, you might could negotiate to have them bank those so you don't lose them. Other than that, things are pretty cut and dry.
This was automatic when we took the tour 2 weeks ago.
They are currently selling February 2005 use year, so it's already past the first banking deadline. The guide said that is automatically waived and we could bank them all until the next deadline....there was no way to enforce a deadline that passed before you bought in!

I just bought SSR last week (only because of the extended contract length) The only thing in addition to the $8 pp credit were prorated dues and all of 2005 pts. I also inquired about buying at another "sold out resort" and was told no problem-it would just cost more and have a shorter contract duration. Since I don't plan our trips 11 mo out-home resort didn't much matter. I did get the lithograph-what do you all do with them anyway?

Well you send them to me of course. :teeth: :rotfl2:

If I get one when I do an add-on, I'll probably put it in a frame and hang it with some of the other Disney lithographs I have.

You got a lithograph with your purchase? What is it?

I asked if there were prints or anything, and I was told No... :guilty:

I am trying to buy SSR with Oct use year and Disney will not let me bank any of the 2004 points so I guess sometimes they do not make exceptions or my guide us just not very aggressive enough.

when we added on we got the 100 extra and 2004 points, our guide said we may not be able to bank them because of the deadlines so we thought ok last minute trip is fine. However when I called the operator immed said she banked them all==yep all of them for me. Several posters here were told no to this and several were told yes. Guess it depended who was on the ms phone.

Also certificate for beaches and cream and some fast passes may be given.

Hmmm...I wonder if it's because you bought Oct 2004? We bought Feb. '05 which would have been able to be banked just a few weeks ago. But '04 points....those would have had to be done last year and would have expired this year anyway....maybe that's why?

I did't get the impression it was an exception in our case. He mentioned it without me asking (since I know we would use them all anyway I didn't think to ask!).....when we were going over banking rules and how that worked he said "oh, and of course we're waiving the 6-month rule for this purchase since you're already past that deadline with these being Feb use year points....you can bank as many as you want until the next deadline if you need to...."

I honestly didn't realize exceptions of any sore were possible....so I wasn't asking. Hope the OP can get what he/she needs!

Perhaps there is a difference in being able to bank for NEW members as opposed to existing member purchasing an add-on.

I know when I spoke with my guide, he mentioned that to purchase a new contract it would be a Feb UY and I would get 2005 points, but not 2004 points.

When I told him I was going to be a DVC member very soon because of a resale I purchased and that contract had an Oct UY, he said if I did an add-on I could get the 2004 points and would be able to bank them. (Of course I haven't actually done the add-on yet as I'm waiting for my contract to officially closed and get setup in the system. So we'll see if it actually happens when I call back. If not, I'll end up back on the resale market.

Back in Oct '04 when I purchased at SSR, I bought into @ 150 pts.,I asked my
DVC guide if it were possable to exchange the discount for extra pts. ...low and behold I could! Instead of getting the $ discount or a one-time free trip @ Dis...I opted for the points! So, instead of the 150 standard beginers pts.,with the trade-up I now have 168 pts.! AND...those extra 18 pts. last for the life of the ownership...right into 2054! That's like getting 2 Su-Th nights in Oct @ OKW for a Looooooooooooong time! Beats a one-time gift!

That is a wonderful idea, I wonder if they would still do that. I'll have to ask when I talk to them about the add-on I wanna do at SSR. Although I'm not sure they'd do that and give the 2004 points too.... but who knows, it's not like you aren't really paying for those extra points. :confused3
