Purchase and sale agreement?

I am signing today to sell my house. I thought I would be scared but I am real excited. I hate my neighborhood so there is no lose at all there. What are some over the important things that I should be looking for when seeling a house beside the fact on the top of my list is a private back yard? :D

I would make out a list and prioritize what is important for you when looking for a home. Does the way it is heated matter? Age? Well or town water? Sewer or Septic? And so on and so on.....
 

I'm sure you've already thought of this, but location to things you'll want/not want nearby such as grocery stores, pharmacies, places to buy your brand of [insert whatever prouduct here] , schools, religious facilities etc.

Do you want to be on a main road or off on a side street?


Zoning in the area...what can you put in your yard vs. what you can't etc.

Agree with winniedapooh about prioritize list. Does heating matter? Some heating systems are better/safer than others. Have there been any problems with the electrical work, how is the basement when it rains, do you care about the big kitchen appliances that come with it or are you buying your own?

Maybe not to important to some, but how quiet the neighborhood is on a Friday or Saturday night. When we first moved into our house we learned the hard way that the neighbors catty corner behind us were not quiet. Just about every Saturday night, they would have the stereo blaring until 100 or 200 in the morning. Wouldn't have been to bad but our bedroom was close to the loud music. After ourselves and other neighbors calling the police they finally cut it down to just Christmas Eve. Then they usually stop about 1000.
