Lockedout's spot on with the vanity point (plus further stratification of guest levels based on income) and I'll be very surprised if they have any issues at all selling these.

Their target market is much larger than many realize when you look at it internationally.

And with just 20 highly visible units - they give that psychological "I've made it, you didn't" boost that many (unfortunately) strive for.

Way more of an ego boost than a GF 2 bedroom - everybody can catch a glimpse of you while you're sipping cocktails during Wishes in your private pool.....

I'm eagerly anticipating that uber exclusive Discovery Island bungalow setup, but I'll go with GF conversion part I - probably Big Pine Key and Boca Chica.

So if they build more of these price exclusive locations, attached to good ole DVC, they will continue to feed the "points with no home" into the system, potentially bringing an end to any availability much past the 7 month window... making home resort booking almost a must. I don't know the numbers, but assuming 5 m points per resort, that's what-- 65 m total? Poly adds 1m with no home, add some tee pees at wl-- another 1m, maybe another 2m at discovery island, that brings us to 5% homeless points. If the majority of these are interested in low rents (studios), it may account for 15% of the available studios..." and that's not good".

Yeah it does. Better start planning at 11 months. Or at least before 7. I guess I have to start liking SSR.... part of the time. Can I borrow a 7 year old?

The Orlando "market" (I have an Interest) is bizarre...

They dumped the phoney houses immediately onto the bank market In 08-09...allowing them to clear and rebound and have a nice 12-present move back towards a reasonable equilibrium.

That as opposed to my market - where people held out to "not lose money"...also know as hoping to score a sale price that there house was never gonna be worth.

It was a slight sunbelt advantage.

But nothing had changed in the mom and pop housing market in Orlando...nobody builds a livae life there with a home...there's no money in the job market. In order to be comfortable you better have it first before relocation. That's a generalization...but it statistically holds.

The market seems to be sputtering/stagnating.
Another bubble pop (Europe, Asia, college debt, consumer debt, wealth gap...take your pick) will destroy the housing market there within a matter of weeks. Takes years to even hope to rebuild.

Just like Disney's own employees...they got crushed in the early 2000 downswing...went in deep in the housing bubble...got stuck there without a net...and now aren't anywhere better off...always getting less of the pie due to "market forces".

Such is economic life when you get 340 days a year of sun... Now back to your regularly scheduled programming.

Ps...I bet there are idiot construction companies all over Orlando right now with cranes everywhere - preparing for a "southern Influx" that ended now decades ago.

I appreciate your viewpoint - I retired last year, don't need to work and would pay cash for a home so those elements of a market work in my favor, considered moving to the Orlando area for a few years until I (if ever) got tired of being so close to major theme parks, but decided that while it would be easy to find a decent home, getting rid of it as part of an exit strategy may not be.

But hey...why not "deluxe grand Victorian vacation flats"? Right next to the "fairy tale" wedding pavilion?

Heck...the "wilderness area" is practically screaming for them.

I couldn't quite figure out the angle when they started the poly huts...logistical nightmare...

Now it makes sense - enough points sold "on the m" upfront to cover logistics and gravy costs for 40 years...probably long after they'll be demoed and replaced by something anyway.
 
I guess for that kind of money you might as well buy a home in central Florida and visit the park anytime.

I'm rolling on the floor at the fact that anyone would pay hundreds of thousands of dollars plus dues on all those points for these things. It's kind of sad, actually. What rich person would drop that chunk of change to go to Disney World, of all places?

The current leadership thinks you are incorrect here...

In someways they are correct. There are people with plenty of cash that will bite.

I don't see too many 1500 point blocks flying off the shelves...but plenty of 200,300,500 blocks meant for studios and other dvcs - but with "poly ownership"

But it is never worth this price...I love wdw... But it's moving out of its "appropriate price
Level"...just not unique, innovative, or interesting enough for that kinda upfront cost...plus all the ancillary.

But again...my mantra in negativity as always...is that CONSUMER must wise up/reject this type of stuff.
Does a purchase affect me? You ask?

YESS!!! every bad contract, bad tour or exclusive event purchased..."exclusive experiences"... Erodes the place for everyone. Even if you are buying those things...your cording the noose.

Don't wait until its too late. The more you pay for the less you take...the more you'll encourage it.

It's basic economics...actually. Don't let them artificially set the price for their supply... Use the demand to your advantage.

It is not only the rich and pretentious who would want to stay there. I would suck up the point cost for a 2 bedroom, at least once. My 82 year old father has always wanted to stay in a over the water bungalow in Tahiti or Bora Bora. He is not strong enough to go to the actual place, nor could I afford to send him on a vacation there... but I might be able to get him a few nights at the Poly with my DVC. For some people that is as close as they can get to the real thing... and to make my Dad happy... it would be worth the outrageous point cost.

Top it off with a nice little walkway to the island in front of the two buildings for a true 'on the key' experience. Not sure how many they can pack on there and viewing of the MK would be limited, but what the heck, someone will fork the dough over for it.
