But could someone please explain all this with the new tower
Like why is it a good thing that it will be the same association as there now
I thought I saw on here that the tower points can’t be used for the long houses or bungalows
I’m just sort of afraid this coukd make it harder to get standard studio.
So if you could fill me in on how this will work thanks

The good news is you will have access to everything at PVB. You'll be able to book the tower, longhouses, bungalows. You will finally have the ability to book 1 and 2BRs. Unfortunately, if you only care about the longhouses and have no interest staying in the tower, then this is probably a bad thing. Studios will be more likely to book up during the 7-11 month window and the amenities will be more crowded such as the monorail, restaurants and pool.
 
This is what I was afraid of. It’s just DH and me so a studio is fine for us
I sure hope when they were planning for the tower they took into account how many more people are going to staying there and plan ahead. But I doubt it
Just wantbto add we always book right on the 11 month day
 
As of today, there are 25 listings averaging from 180-210 per point. A much higher dollar range, but also a slowing sales pace. Will sellers start to drop listing prices or will there be something to kick the sales momentum back up? Seems to be a stand-off at the moment.
I just saw a 135 pt contract for $175pp and no points until 2026. That seems insane for an empty contract. We'll see.
 

It looks like the buying frenzy is over for now. Back up to 40 listings as of this morning with a range of $175-$200 (still considerably higher than average). Almost all of the listings are with dvcresalemarket.com which seems a bit out of the norm. I will be curious to see what the pricing of the tower does to the resale market.

Well, if DVD is reading the boards, and we are pretty sure they do, I have to guess its going to price higher to start because of all the interest.

I still am guessing 200 points will be around $205, if you include MB. Without, $215....but for those wanting to buy, I hope it is a better deal!!!

It’s interesting to look at the reported average resale price between brokers as well.

Fidelityrealestate.com reports the May 24 average for PVB as $144, whereas dvcresalemarket.com reports a MUCH higher number of $184

Despite the ROFR activity for Poly, it seems that prices have only increased with one broker.

We owned Poly resale starting in late 2022. We just sold our 220 point contract on the news of the new tower. Sure, it will be beautiful. But no bus stop or monorail stop… no thanks.

FWIW: I have three boys so I need a 1BR or 2BR in the future.
 
The Poly resale "asking" prices have spiked about $25-50pp in the past few months - but the question is what are they "selling" for
We sold our 220 point contract for $169.50pp and Disney passed during ROFR. Sale should close before 07/03.

FWIW, we were asking $169 so our contract would move.

We are definitely interested BUT we are not sold yet… waiting on point charts, other details, and pricing! Not buying Poly unless priced right!! It’s taking soooo long that it’s giving people time to think it over and come to their senses.
 
Poly is an awesome resort. I'm taking a wait and see to determine if I even want to stay there after adding this many guests to an already crowded resort.

when we visit there, we find it crowded and not very peaceful at all... we find GF to be much more relaxing....
 
After SSR sold out in 2009 it became clear that they had underbuilt the pools and QS, and by the end of that year they announced a second feature pool and QS location would go in.

I wonder if they’d do the same here. They could definitely squeeze another feature pool between Pago Pago and Moorea, or they could replace the little parking lot behind Pago Pago, if they could find some additional parking.
