Poly Tower decision and RIV restrictions

Yeah, this. Hopefully DVD will ignore the loud angry minority of Riviera owners currently writing angry letters demanding that the unwashed heathen resale purchasers be kept out of the “rightfully theirs” poly2 tower.

To everyone complaining… the advice is the same as it always was, buy where you want to stay. You want to be able to get into the poly tower? Buy poly points. Then you’ll be able to get into the poly tower and not have to worry about 7 month availability.
But just make sure to consider buying it resale since there is less need to buy it direct.
 
I bought RIV direct because I wanted to stay at Riviera, have 11 month booking privileges and have them forever... until I die or the contract ends. I didn't buy there because I wanted to sell later, or because I wanted them to have X amount of value later. There are lots of people like me out there who just aren't mad, are just using their points and just don't care about the resale restrictions.

Well you are welcome to sit with me on the Riv Direct happy people "buddy bench" and be happy with the fact that we own at a beautiful resort and get to book there at 11 months out ;-)

Same here. I have always been a huge proponent of "buy where you want to stay" and don't look back. I could never wrap my mind (or money) around the concept of sleep around points. We love the RIV and have zero regrets about buying there.

Personally I wanted new association not to exclude resale points, but to avoid the bungalow points being part of it. Everyone thinks they’ll consistently stay in the 1BR+ rooms but wait until everyone sees those point charts. You think us direct RIV owners don’t have both resale and direct? Them making it same association (if that’s the case) just doubled the number of points I can use at Poly 2 since half my points are resale LOL. Still planning to buy there but oh no, now I have the option to save money through resale. Anyways mahalo 🤣

Same! I have zero desire to buy points at Poly, but now all of my points can be used for stays there.
 
I wonder how long the thread and how mean-spirited people would be towards the complaints if DVC made opposite decision. Us Riviera owners bought with full knowledge of the restrictions, as did Poly1 owners purchase there knowing full well that it’d be only composed of studios and bungalows. But somehow I think they’d be just as vociferous if the decision didn’t go their way.

As I said before that I’m fine with the decision because I bought with the restrictions in mind. I do understand the complaints of my fellow RIV owners though because it does feel a bit of a bait and switch from DVC. I am happy that Poly owners can book there without needing to buy new points (and happy that I can use resale points there at 7 months).

But what worries me most about this is the implications of the restrictions on future availability for Riviera and how DVC doesn’t really seem to care that it may only affect this one resort, which I don’t see much discussion of here. It appeared that resale restrictions would be applied everywhere and all would face these availability issues as a result. If RIV will be the only one with resale restrictions, other resorts won’t face that same issue and it’s a problem that DVC won’t care to solve/realize is an issue.

Again at the end of the day it’s not going to bother me too much, as we’ve planned our purchases with the restrictions in mind. We have enough for a 1br at RIV and for other resorts since those are the room types typically available at 7 months. And if anything this decision saved us from buying Poly2 points, which we were definitely going to do if it were a new association. Happy to use my Saratoga and BRV resale points acquired at fire sale prices for the new tower!

In a 1 bedroom lake view in early May and Late September maybe. It’s going to be tough to book there at the 7 month mark the rest of the year for the next few years I think.

Extremely unlikely, unless, as pointed out above, you want a 1 bedroom lakeview in early May or September. This thing is probably going to have 7 month availability similar to BCV. Now if you bought some resale poly as SAP on the other hand (not a bad deal given Poly’s long expiration date and low maintenance fees), you’d be golden!

Yup that is exactly my big concern and yup it saved me a lot of money too🤣 I was also looking at Poly2 as a purchase under a separate association. Not looking any longer as is. I’m a one bedroom gal and competition for those rooms is gonna be fierce! It is what made me make the comment about resale looking a lot more attractive. Direct is losing its luster when attention appears to be veering away from the original plan with restrictions. Once again, I am fine either way, I know what I signed up for and love my resort, but the lack of clarity in the plans for future construction is what set me off a bit

Yeah….if you want to truly get one of those one or two bedrooms you’ll need a contract. It will be interesting to see how low they go with direct pricing given what they did with GFV

Nobody knows how availability will turn out. Studios have always been the most popular room type. Most people at the end of the day are trying to get a bargain, I wouldn’t say for certain that the tower availability will be abysmal quite yet. When those 2BRs cost 450-500 points for a week, we’ll see how many people will be lining up to book them as opposed to trading out at 7 months to a much cheaper resort.

No resale restrictions, brand spanking new building in one of the most popular resorts at Disney, easy monorail or boat ride to MK and easy monorail ride to Epcot, access to the lava pool. This thing is going to sell like absolute hotcakes in my opinion. Bold prediction: I bet it sells out before Riviera does.

And me too! Restrictions don’t bother me and wouldn’t if they decide to continue them because it seemed to make sense as to why. Long term strategy

But, now, I don’t really have a reason to buy more direct points because I have plenty for new resorts, if they ever happen, and can pick up resale RIv cheaply.

Of course, it could also mean we someday see a reversal. If they had made Poly tower new with them I would have said they are here to stay. Now, I don’t think that it true.

Oh, no doubt! Riviera is not gonna be brand spanking new for many more years either. Feel like something has to give, but that’s up to….somebody🤷‍♂️

Yup yup yup….things definitely have changed a little bit of a lot since they started selling Riviera. And it was a hard sell for a lot of people back then due to the restrictions. Just feel like something has to give. Sadly, nobody at the top has asked for my opinion but I did forward it yesterday. I’m sure its at the top of some type of bin somewhere
 
I am surprised at the amount of complaints about this being part of the same resort.

It really doesn’t affect Riviera owners. They bought and made a decision.

It doesn’t negatively impact Polynesian owners - they now will have 11 month availability at more rooms than before.

Riviera direct owners and VDH direct owners will have to perhaps sell for less when they purchase, but those were the terms of the agreement they made. Nothing has changed for them.

RIV and VDH resale owners will be able to access the resorts they bought as per the terms of their contract
Well that’s a bit harsh. Riviera buyers made a decision based on both a positive impression of the resort and misleading statements regarding the future implementation of resale restrictions.
I think DVC has made a mess of all this.

Idk I’d say they’re pretty similar. Monorail resort? Check. No resale restrictions? Check. Desirable location? Check. It is a new building compared to VGF but VGF is considered the flagship resort of WDW. This resort is going to be costly through the point charts IMO. This is not the Beach Club of MK.
