Late spring 2025 incentives (April 29-July 14)

First thing I saw was financing from 10 to 15 years instead of 5 to 10 years. Incentives are not good. Will extending the financing years get more buyers? I was hoping against hope they will have incentives starting at 50 points.
Same. I think they will get some buyers but overall slump due to current economic conditions. I can only speak for myself and it would take more aggressive incentives for me to jump on any direct points.
 
There is lots of economic uncertainty, but it’s just that. Disney hasn’t been convinced to do anything reckless; they’re in wait-and-see mode, and the people on this board appear to be too.

Resale prices are a real-time, market-based indicator of supply/demand for a similar product. And guess what? They are mostly holding steady as well.
 

Resale for what I’m looking for there is trending lower, which is good but bad haha. Because I’m trying to justify direct (while allowing for a huge bias towards direct). If DVD would go 180 or lower on 150 poly, Riv, or (dream on) CCV, I’d be first in line. A girl can dream.
 
Does anyone have a copy of the previous round sheets? I'm specifically looking for a comparison on the financing change and if rates were adjusted there also. Thanks!
Oh wow, they also changed the terms about the discounted rate. Before, it was based on having a good credit rating. Now it’s based on being on auto-debit.

The days are gone of getting credit card points for practically free with each month payment. Now there’s effectively a credit card surcharge.
 
Seeing the 10 and 15 year financing concerns me. Recessions happen. Anyone financing a timeshare over 15 years is likely to experience 2-3 recessions.

Just feeling like this is another one of those moments where some say “nothing to see here”, but it is not good financially. Paying 11 or 11.5% for 10-15 years is a terrible financial burden. Even paying it for 5 years is bad, but at least that falls under the only survive 1 possible recession.

Wasn’t that the case already? For a few years, at least for current members, the “discount” for automatic payments with direct debit was 0.5%.

His breakdown and describing the longer term additional cost should be required reading by anyone considering the 15 year payment.

Unless something else changed, I don't believe there is a prepayment penalty so people can still have the 10 year, pay extra each month to equal a 5 year (or less).

@Brian Noble , do other timeshares also offer this type of long-term financing?

I’m pretty sure there was always a slightly better interest rate if you signed up with auto debit on your payments. Now it’s 12% for auto debit or 12.5% standard depending on how you set up with your guide.

Have there ever been better incentives for VDH? Or are they typically the same?

Also, question about Magical Beginnings - it says it's for the current use year. So....if you have a June UY, the points you would be "selling" back would be the 2024 points? Or if it's after June, it would be the 2025 points then?

Good time to buy resale, bad time to buy direct

And in my experience they try to charge way more interest than that. They didn't even run our credit and they were trying to give us the 17.5% rate, why? It's absurd and I feel bad for anyone that gets into that and doesn't quite understand how they will be spending more than saving

I have not personally followed VDH to know if this is the best current pricing, but Magical Beginnings sells back your current UY allotment as long as it's four days before your next UY. As of today, anyone with a February, March, or an April UY would be selling back 2025 UY points since they are past the 2024 UY. June, August, September, October, and December would all be selling back 2024 UY points.
