Poly and Riviera hotel vs DVC

I am looking to book for next August. I really wanted to stay at the Poly bc we have never stayed there and we love Moana and would love the new rooms. But there’s 5 of us, 2 adults 3 kids- 17,11,4 and it would be tight in one room but we would squeeze. The suites are too expensive for us.
What are the options if we rent DVC points? Are the rooms bigger? If that side isn’t renovated and we miss out on Moana theming I would be bummed, not sure if renovations would be done by next year. Just wondering if we would save money by renting DVC and if the rooms are slightly bigger.

I was also looking at doing a split stay with Riviera bc their 1 bed villas are more affordable and give us more room. Would it be cheaper to rent points and do DVC for Riviera as well? I’ve never done DVC so I don’t know how it works.

Outside of the speciality suites at Poly that are like thousands of dollars a night, there are no larger rooms other than the two queen set up. You could do a Poly Studio which has a queen bed, pull out sofa and pull down murphy bed under the TV but not sure if you'd be good with those sleeping arrangements. The Poly studios are a nice size and also have a split bathroom set up so it works good for a bigger family. Also you don't have to rent points to stay in them, you can book DVC rooms via WDW for cash, just search for Deluxe villas.

If you do decide to rent points, yes you will likely save money but renting points as opposed to booking direct via disney is a bit more complex and depending on cancellation options, you will likely have less flexibility with changing dates, moving resorts, etc. Even post covid, there are very few agencies that rent points that offer very flexible cancellation policies.

As far as when the reno will be done, I have no idea.

The Poly DVC studios were hotel rooms in a former life. With that in mind, Poly studios are in line to have a soft goods refreshment this summer. No word as to whether that will include a Moana theme. In general, DVC refreshes tend to be a little more generic than their hotel counterparts.

It might be cheaper to rent points at Riviera for August 2022, but generally speaking DVC tends to fail in comparison to cash rates during summer months because Disney discounts rooms markedly in the summertime, while August falls in DVC "season 4" (out of 7 seasons), making it the 4th most expensive time to rent behind Christmas/New Years, Easter, and Thanksgiving.

Thanks for that info. I think I’ll just book hotel side and hope for a summer discount. One of the main reasons we want to do Poly is for the Moana refurb. I’m thinking 3-4 nights at the Poly and then switch to Riviera for more space.
