Points to pay Maint.?

has anyone done any homework on the feasibility of having extra points just to pay for maint.? i realize there is a breaking point - but how does the initial investment fit into the picture?

Do you mean to buy an extra 100 points to rent every year to pay the dues?

Since dues are $3-4 and points rent for $8-10, you would need to buy half again as many points and deal with renting and take the risk of renters doing you wrong.

Though I am not sure, I think you are asking whether buying extra points that you will not use yourself so you can rent them to cover annual dues is a feasible option. There are some who are actually doing that and make enough to cover the dues plus a little more (and thus cover some of the payment for the initial investment). For example, dues annually run between $3.20 and $4.20 a point depending on resort and many rentals have been at the $10 a point level. Nevertheless I would not recommend it unless you actually plan to spend the time and take the risk involved in renting. You have to find renters (possibly on the rent/trade board), you need to have contracts, you have to put up with renters calling you constantly to make changes or ask questions, and you have the risks of non-payment (like a check that does not clear) and of cancellation. In other words, it is a feasible option but it is not a risk-free, work-free option.
 
If you mean paying for your maintenance fees with points, that can't happen because DVC is set up (and registered/restricted) to allow points only to be used for accommodations. Points can't be used for meals, tickets, tours, etc. unless they are included with accommodations- like on a cruise or Adventurers Collection program.

If you mean buying extra points to rent out to pay for maintenance fees, I guess it could work, but sure seems to be a lot of extra hassle. I'd sure rather use my points for resort stays. ;)

If we did this, we would wind up using those points too. We are now in the hole by 100 points for 2003, and we have 400 points! Diana
 
There is also the risk that your points won't be rentable at the $10 amount (or the break even point, whatever that may be in the future). Disney has been giving some great discounts on hotels - even at the DVC resorts. And attendence has been dropping. Renting points is only an option if you can find a renter willing to pay what you need to get. With the current economy, that is more of a risk currently than it has been in the past....particularly if you need to rent those points to make DVC ownership financially feasible.
