Does anyone know if there is a conversion table to use if you want to use your points to rent a room not on a DVC property ? Or do you have to call reservations ?

Not sure what you are asking for. There is a point chart for the WDW resorts that you can book at that aren't DVC that's accessible through the member website. It's under the Disney Collection as Walt Disney World Resort in Florida. It comes after all the cruise line charts. The points needed vary by resort & room type.
 
Thanks a lot. Is there a stipulation that doesn't allow you to use points to rent out at your home resort. This is confusing. But we are trying to stay a week at the BCV our home resort. There are only two days available for us to use our points as members during that week. However there are available days for cash. So can I trade my points for cash and just get the days my points will "buy" ?

You can't trade in your points to be converted to cash to make a cash reservation. When the rooms available for points are gone your only options are to make a cash reservation, waitlist for the nights you still need or pay cash or book using your points elsewhere. You can not book a cash room with your points at any DVC resort or at any resort that also has a DVC attached to it such as AK & Contemporary. It's always been that way.
 
When they say available for cash (assuming through DVC Member Services), they really mean cash (or credit or check LOL) - your cash from your checking account! You can't exchange your points for cash as they have no actual cash value, per the contract documents.

When nights are available for cash rentals, you may be able to get a 25% discount off the Disney rack rate for the room when you book through Member Services.

Or you may find a better deal through Disney Reservations (non-DVC).

most likely, another member traded their pts for a cruise (for example) and DVC is currently using those traded pts to book those BCV nights. DVC needs to get cash from that reservation to pay the cruise division - they don't need more pts as they are already using pts to reserve that villa.

the only way to turn your pts into cash is to rent a points reservation that you make to someone else. (which is a hassle, yes.)
 
It is also my understanding that the "deal" made between DVC & Disney Corp is that they have to make 5% of the DVC rooms available for cash purchase.

I do not believe that they can change the way they get paid for these rooms, i.e. convert a "cash" room to a "points" room.

yes.

as i tried to say above, pts are probably already being used to reserve the room and you can't reserve the same room twice with pts.

the thing is that DVC actually maintains ownership of around 4-5% of pts for each resort (or more if they get stuck with too many foreclosures). they can use those pts to reserve villas for maintenace or rent them for cash if they choose. but DVC is essentially acting a lot like any other points owner in choosing to rent stays for cash.

if the room is actually a pts room - whether DVC owns the pts outright or is managing them for an owner who traded out for a cruise - this is probably true.

some cash rooms are made available because DVC owners haven't booked the room on pts and at 60 days out or so, the rooms are considered "breakage inventory" and are given to CRO to try to rent for cash. these "breakage" rooms can sometimes be pulled back into a "points" room but it's pretty rare.

missed this earlier, but yes, none of the resorts attached to DVC resorts (like the BWI/BWV or CR/BLT) allow you to use pts to stay there once there is a DVC component.

This will be changing for GCV in California in the near future and they will again allow booking regular hotel rooms on points there.

That's not really true as there's no deal with Disney. In the Public Offering Statements for each DVC resort, there is a provision on how many points the Disney Vacation Development will not sell to members. For the more recent resorts like AKV and BLT the minimum figure is 2% of all points, but DVC can keep more. At OKW the figure was that they could keep no more than 4% but they were obligated to retain at least 2% of the points.

Whatever the percentage, DVD owns a lot of points at each DVC resort and those points have equivalents in rooms which are rented to cash guests on the CRO system. And like others have posted when a member makes an exchange to DCL or another Disney Collection those points represent a DVC villa and the room is made available as a cash reservation to pay for the exchange. DCL or even Disney Resorts are not accepting points, they are being paid cash for the room or cabin by the DVC.
