Thinking about purchasing points in the DVC. Hope someone can help me with the following questions.

1) Does the "value" of the points ever change. For example; If a two bedroom villa at OKW for 8 nights is 369 points this year, will it be the same amount of points next year, or 3 years from now?

2) How much do the dues go up each year, or have they remained the same?

Welcome ;) to the DIS, and hope I can help out a little.The points for the 2BR villa will remain the same 3 years from now. Also, here is a chart for the dues with the increases for the last year.

2002 Dues vs. 2001 Dues
OKW = $3.22 vs. $3.13 = +3%
BWV = $3.92 vs. $3.83 = +2%
VWL = $3.80 vs. $3.63 = +5%
HH = $3.49 vs. $3.32 = +5%
Vero= $4.17 vs. $3.97 = +5%
 
I'm not quite a member yet - but I'm doing the same research and here are the answers (as I understand it):

1. The total yearly points for a given size unit at a given resort is fixed - now, they may increase point values for weekends, but they would have to have a corresponding decrease for weekdays. I also assume they could change the point values between seasons (increase points for one season, with a corresponding decrease in others). So to answer your question more explicitly, the point requirement for a particular week at an OKW 2 bedroom villa could go up or down from year to year - but there would be corresponding increases or decreases to other weeks within that year.

2. The maintenance fees seem to average about a 3% increase - some have gone up more in one year, but had decreases in other years - but I would assume about a 3% increase based upon what I can glean from these boards (you can actually search on this board and find a thread or two which post the maintenance fee history for several of the DVC resorts).

How about 5, or 10 years from now??? Has the # of points needed changed since you've been a member?

Have the dues gone up each year or just occasionally?
 

The total points at each resort may not change, but they may be rearranged. If point requirements for some dates are increased, others MUST be decreased so that the total at the resort remains unchanged for the year.

In practice, this has happened only once- at OKW in 1996. A few nights went up a few points, a few night went down a few points and most saw no change at all.

The provision to accomplish this is well documented in our contracts and could happen again, without prior knowledge or permission of the members.

When some suggest that weekends are too costly or underreserved, a point restructuring would be the means to correct this discrepancy.

While this type of change is possible and "legal", I don't anticipate the need or the likelyhood of such a change anytime soon.

Dues have increased at about the rate of inflation. Some years they went up as much as 5% and some years they have actually decreased, but the average increase over the past 10 years is about 3% per year.

It is very unlikely they will change the points system...In general terms...they would have to decrease the weekend pts if they increased the weekday pts..and vice versa....they have not changed the point system at OKw since i have been a member(99)

The dues do not increase very much at all. Sometimes they even go down a little.:D
