Pay to park coming?

Don't our dues cover parking?
parking rules are changing however, if you have a reservation at a DVC resort NO you will not pay for parking, you will pay for parking if you're not using your points is the way I understand it.
also parking was 25$ at boo bash last night unless you were staying at resort, OR have a annual pass. AND no trams in use now. So, unless you have a handicap sticker, get ready to WALK! and it's no fun at all after walking all over that park. we saw lots of abandoned wheelchairs in parking lots.
 
I just don't put Disney past trying anything now days. But they have had to back down from their previous attemps thanks to the resilience of the members. :thumbsup2
Seems like there are areas where things are very black-and-white, and areas where things are gray -- or at least complex enough that folks can easily get confused. Point chart inflation and lock-off premiums fall into the latter category, and Disney has really pushed the envelope there.

But other things really are very clear, and pay-to-park is one of those. They can't do it. (I'm not sure if they could do it, if they removed the cost from the maintenance fees, or if it is explicitly required in some contract). I wouldn't expect any shenanigans there.

I never thought of such. Hopefully that is not possible. The dues would probably not get that much of a break and then they could charge all owners and guest for parking.

From my reading of common elements, they can not. This is one of those areas that is pretty black and white.

As mentioned, some of the current concerns are not which makes it different.

Points or cash, you do not pay for parking at DVC resorts. The cash side doesn’t always have the correct owner information for cash stays but a quick trip to the front desk if a charge occurs has it removed.

And remember, you can request preferred parking at the parks and will only be charged the difference between standard and preferred, just make sure the p-lot CM knows you are there on a hotel reservation.

idk why you quoted me but it was a rhetorical question. my dues cover MY parking and anyone using MY points on a reservation. Also, from my understanding, if I am staying at a DVC resort whether on my points, renting someone else's points or a cash stay at a DVC resort, then i do not get charged for parking.

I am not going to Boo Bash this year but I suppose that that was a general "you". But the "parking rules" are not perks of being DVC. We pay for the maintenance.

It anyone listen to Chapek's conference call on earnings the other day he used phrases like " changing the guests experience to increase yield" and increasing shareholder value. Pretty much spells it out for you that they are trying to squeeze every dollar they can get out of visitors. I am expecting that " resort fees" will be next for people paying cash for rooms. This was a survey question i was asked at Epcot pre-covid.
 
I really hate resort fees.

IMO, any fee that is mandatory should be included in the advertised price. Only those fees a guest may decline should be permitted to be omitted from the advertised price.

You are singing to the choir on that one. It should be illegal to do that if you cannot decline. The best part is that more often than not if you ask what the resort fees cover they will tell you, the free wifi, free coffee, free continental breakfast. My response is if I am paying a resort fee than it is not free. I avoid staying at any hotel/motel that charges a resort fee if I can.

Of course, I do not think DVC resorts can implement those types of fees for Members paying with points, but who really knows?

Unfortunately it is not just Las Vegas, we drove from Pa to WDW last year and we were going to do a stop over in either South Carolina or Georgia since our kids cannot handle the straight drive. When we were planning where we were going to spend the night several of the hotels had resort fees when we called and they were firm on not removing them so we stayed at one that did not.

I am pretty sure DVC cannot force you to pay resort fees if you are staying on points.

Got it. That is an on-site benefit to anyone that can indeed be changed.

However, if it is offered to free to anyone at DVC resorts who pay cash, it would have to apply to points as well.

There is contract language that says we qualify for any onsite benefits. But like DME, if it goes away for all, then we all lose.

Anyone claiming "by, through, or under" an owner, which would include any renter from an owner, has the same rights as the owner to the use the common elements including the parking lots. See, e.g., AKV Declarations sec. 4.1.3.1.
 
I think charging for parking at dvc resort for owners will never happen. I could see them charging to park at parks even if you stay dvc to get revenue. I also imagine behind scenes they have some wiggle room in what they charge us for maintaining the co-use parking lots and I’d assume if they make a move it would be hidden here with additional fees for them managing the parking lots on joint hotel/dvc properties.

Kinda like car insurance, where coverage follows the vehicle, not the drivers, DVC rights to common use elements (not perks) follow the points. The annual fees are paid per point and include a prorated share of the parking lot maintenance and upkeep.
 
The parking lots for the DVC resorts are common elements that are included with your condominium ownership interest and you are charged dues for the maintenance of common elements. Florida condominium law applicable to DVC resorts prohibits charging fees for the owners' use of the common elements unless the POS declarations expressly provide that such usage fees can be charged. Fl. Stat. sec. 718.111(4). No such provisions are in the POS of any the DVC resorts. As a result, DVC cannot legally charge fees for the members to use the DVC resort parking lots. That likewise applies to the pools, tennis courts, and anything else that are part of the common elements.
