OK guys, Jerry at the Timeshare Store called last nite and said we passed ROFR... should get papers in 2 or 3 weeks. So I guess we will be 2005 members, and I have posted in the "when did you join" thread accordingly.

Uhhh, how do I say this? I don't think the system was really intended for us to do this, but we did. I suspect we may be one of the smallest points owners in the system....

We bought a whopping 30 point contract at SSR. (We were looking for a small contract at OKW or SSR) All 2004 points available and all 2005 points coming in August. So I can still bank the 2004 points if I want to.

Price was $75 pp plus $375 closing which works out to $87.50. Yeah, I know we coulda done better thru DVD, but we would have had to spend about $10k more right now to save a few bucks per point. On this deal, I didn't have to break the bank right now. And,as I see it, it was below what DVD is charging for add-ons, so I think it was a good deal.

Plus, now we are in the system.... we can buy small add-ons time to time as finances allow without the big initial hit of the 150 point contract.... We got the 49 years... And we always end up at DD every nite, so I think SSR will work great for us.

Points-wise, I know we'll want more in the future, maybe soon.... maybe not. Our past trips have been in rooms at CBR and POFQ, and 2 studio rentals at BCV and OKW... and the studio is fine for us right now. We don't always go every year, and we never go twice a year.

We always go in Oct. or early Dec., so we can easily stay in a studio for 5 nites at OKW 3 out of every 4 years (at a cost of $44.93 per nite) - or a studio for 5 nites anywhere else every other year (at a cost of $67.39 per nite).... (I figured 49 years of dues at 2004 dues prices for my rates)

Yeah, we might wanna go every year..... or we might start doing the 1BR.... then the 2BR....

At least now we are in the system and can add-on!!!!
 
Wecome Home, there are lots of members that started out buying smaller add on contracts through resale. Congrats on getting it through ROFR, I'm a little surprised since that is the resort DVC is actively selling right now...of course, I'm also a little surprised you found a small resale contract for SSR so early in its "sales stage".
 
And once again my thanks to all the DISers here from whom we have learned so much.....

...and to lat and spiceycat, from whom we rented points, which helped us make the final decision to join the DVC family. (albeit, in a small way for now)

and to Jerry and The Timeshare Store for their sponsorship here and making the resale process so painless.

I'll bet most of those folks that started small found out about resales here.

Jerry was fairly confident that DVD would not be interested in "buying" small contracts at a resort that they were actively trying to "sell"...
 

I think your assumption about DVD not buying back from SSR right now is correct. If they are going to excersise ROFR, it would likely be at a resort where they NEED points for add-ons.
 
I have to imagine that you own the smallest master contract around. Definately a good deal for you! Plus when you rent points in future, you can just have them sent to your DVC account, and make the ressies yourself. Dipping your financial toes in gradually is probably good financial sense for you (will drive DVD nuts tho); plus, you will undoubtedly add-on later, and at your own pace.

I am still somewhat shellshocked after buying our points this past year (we bought into Phase II so we cannot use them until March, 2005). I don't know HOW to decide when to go and where to say and how long and how big of a place LOL AAAAAA Basically, we were weekenders staying in the cheapest places possible (but still on site for the most part - since I enjoy the MAgic that I feel onsite more), and making the adjustment is hard. I am just glad that we joined, even if it is hard to make all these decisions :rolleyes: heheheeh

Congrats and Welcome Home. We did the same thing we bought a 50 point loaded contract. We are going to OKW in 2 weeks and staying in a 2 bedroom for 5 nights. We will buy another 50 point contract in 2005. And we just pay as we go. We could not see financing a vacation so this works for us. Good luck and enjoy!!!!!!!!!!!
 
Excellent idea!! That may be a future idea for me if we decide not to use our money for the downpayment! We could just buy a small contract- I never thought of that. Thanks!!
 
congrats and welcome home.........but i think i posted here three weeks ago this is precisely how my brother in law bought into DVC.........but his first contract was at OKW for 50 through Disney........he has added on in increments as low at 10 points at a time. They are now finanacially better off and have over 450 points but startin slowly is possible. We just did a big resale at SSR and passed ROFR in two days.........Disney is not buying anything back at SSR past 79 a point. I have this on firm info from the inside at DVC management. With that info i went hunting for an SSR resale from someone in financial hardship. It was easy to do and it passed muster with DVC quickly. SSR is so large that buying the early resales is almost always a better deal especially if they have banked points with it. Buying resales makes alot of sense when youre adding big allotments............it saves huge. I also negotiated the seller pay the closing costs and transfer all 2004 points to me right away. They agreed to it in one day. With a resale you have more work to do but if you find a motivated seller you will never get a better deal. Disney is easy to deal with but resale make alot of financial sense if you can afford it.

You've got me beat as well. I have 60 OKW points. It has been plenty of points for me. There are several of us in the sub 150 club around here.

Slightly off topic. I called member services about my Phase II SSR add-on, also closing in March 2005, and they said I could borrow my 2005 points as of now! Can any of the DVC masters chime in on this one?

Since we'ver heard that DVC management regularly scans this forum, I wonder if your source will "dry up"? ;)

I'd be curious to see how many small contract owners there are on these boards...

I'm primarily an occasional lurker, so I'd hate to start something I know I wouldn't maintain.


Hmmmm....... Bank and Borrow = 90 points... that could put us in our 1st 1br this fall... nahh, don't wanna get spoiled so soon. We still got studios to try at three onsite resorts....
