I just put my townhouse on the market, and I'm wondering if anyone has any tips for helping it sell in this buyer's market?
I have a pretty aggressive price, but there are a lot of foreclosures and short-sales in the neighborhood, so I have those rock-bottom prices to contend with.
On the plus side, my place is like brand new because I'm a neat freak, I put in every upgrade possible when I built it, it is staged and it shows like a model home.
My real estate agent is being aggressive and had a professional photographer come in to put together a virtual tour. Besides just listing the house on standard websites, she is putting it on Craig's List. She is going to do a realtor preview next week. And she put a sign out front with a code that interested buyers can text to get more info on the house.
Does anyone have any other ideas for ways to generate interest in my place? I know it is a bad time to sell, but I don't have much of a choice. The neighborhood is not a safe place for a single female to be living. I'm going to have to bring at least 20K to closing just to make up the mortgage difference and play the closing fees. I'm living with my parents now, and as much as I love them, I miss being on my own. I'm in a frustrating position and I'm trying to be proactive to make it better.
