Opinions wanted. - Update post 84

I prefer floor plan #2. I like the optional extra room--great study or another bedroom or excercise room. I also like the kitchen in the back so you don't have to walk through it to get to the living room.

Wow. They both look good, but the only thing I like better about Option #2 is that third optional bedroom/and or study space. BTW, congrats to you and your S.O. on your move. I hope your move goes smoothly with lots of :wizard:

See the things that I don't like about option 2 is the fact that the living and dining room are together, and the fact that it's the same square footage as option 1 so things are a bit more crammed. I like the kitchen better in option 2 though.

I like the upstairs better in option 1 as well. I really like the her and her walk in closets there as opposed to the one walk in closet for option 2.

Go with is what important to you. If they do sell out of Option 1, you can do things to create nooks, or separate spaces in open rooms - like the dining/living room set-up.

Looks roomy. I think it's necessary to have a bathroom on the main floor for those times when you have guests. Saves all the traffic flow heading upstairs and you don't have to worry about making up the upstairs if someone shows up unexpectedly. :rotfl2:

Seriously, the plans look very nice though I would prefer option one because I think it has a homier feel. I don't like the combo style. Good luck with whatever you decide. :goodvibes

I like floor plan number 1 and would leave the LR where it is. I think I would get more use with the patio out of the LR than the DR... just my opinion though! LOL.

Lol, dear so saw this thread and said, no way am I sharing a closet with you! lol, as if I really want to share a closet with her.

The only thing that bothers me about #1 is the kitchen opening to the hallway.

I wonder if they could extend that short little wall to the pantry, which would close off one doorway in the hall, gaining you some privacy and extra cupboard space? Or a counter high wall (open to the hall) making it like a bar?

FWIW- I like option #2. I like the kitchen in the back of the house and the Master Bedroom in the front of the house.
I see your point about the dining room/living room - but, I would get rid of my dining room or living room if I could - seems like 2 wasted rooms. I also love the den/bedroom option.

Same here!

Regardless of which one you get - GOOD LUCK! Your first home purchase is a very exciting time! I remember some details (some good, some ugly) vividly of my first home, and we've been out of that one for 13 years now.

It seems we've had a discussion and changed our mind to option 2, we like the idea of the den and the eat in kitchen. We will miss the fact that we won't have hers and hers walk in closets, only one large walk in closet, and in option 1 both bedrooms had connected bathrooms and in this one only the master bed has a connected bedroom. The lanai off of the kitchen seems a little strange but I think I like the fact that the kitchen is in the back of the house. If we get option 2 we will only have 2.5 bathrooms, if we have guest that are visiting at the same time (friends and coworkers from California) anad they are they at the same time, we won't have a shower for the other person to use.

I think maybe we should base things on which unit has a better view, at least that's what one of my bosses opinion was.

What do you guys think? I value the opinions of the Dis!

Option 1 looks very like a townhome my brother, my (future) dh, and I rented in college!

We liked it very much.......it had 3 bedrooms though, like the other one, and only one upstairs bath, and the master wasn't much bigger than the other two.

I really like townhomes. OH! And we didn't have a "lanai".........which we'd call a balcony upstairs, a patio downstairs.

Oh, gosh, I don't know if I could give up my own closet. That's a pretty big deal.........if your SO is anything like my DH...............he's neat and I'm not.........

I like the connected baths in 1, too..........

Well, I'm sure whichever you decide you'll be thrilled with it!

Lol we are both messy with closets, even with the help of a professional closet organizer coming in 6 times a year. We blame the mess on one another, we figure if we have our own we can only blame ourselves and only deal with our own mess. We are pathetic!

Hmmm... I dunno. Two women fighting over a closet. That could get interesting. :rotfl: :rotfl: Seriously... there are ways around that too, like a nice wardrobe or amour for the one who gets the shorter end of the closet.

The view is important in a condo - especially in the area you are living it will help in the resale of the condo. I know here within the same condo complex that the difference between a prime view and a mediocre one is worth about an extra 80,000 up to 200,000K on the value of the condo.

Both lay outs are very nice. BUt i prefer #1 over #2. The Master bedroom is what sold me, I like the bedroom over the lanai. Let me know when you're coming down. I'll still be in the area.
