Opinions owners/renters ?

We have two yearly walk-throughs. One we are told about in advance; the second one is a surprise. We clean DD's room for the scheduled one. Hard to tell what they see with the unscheduled one. lol

It's a good idea just to protect your investment. :thumbsup2

OT question for all of you other military owners out there - how did you market your home for rent? Are there other resources out there for advertising your property other than AHRN and Craigslist that got results?

militarybyowner.com You have to be military to list, but anyone has access to view the ads. By far, the most traffic comes from them.

Thanks! I forgot about that site. Will list our property on there as well. :)

Those are the 2 ways I'm mostly advertising, plus Facebook LOL. Not working for me, our property has been empty awhile and it's really tough!!!! :( Anyone want to rent a home in Florida by NAS Jax? It's cute and cheap! ;)

**off to check out militarybyowner.com and the local base paper too. Some housing offices have a list of homes for rent too. Off to make phone calls, I NEED to get my house rented. :(

It is rough this time around! 4 years ago (the last time we needed to find a renter) was the height of the boom and houses were so expensive people were lined up to rent! And the rents were super high.

This time, people can't sell their houses bought during the boom, so there are a ton of rentals available here and the prices are much lower. And those houses are really nicely remodeled and fancy for rentals (IMO). Ours is a good solid house in a great location, but it's not fancy or updated at this time.

I hope you find a renter soon, summer is a good time!

You can also look into having a professional property manager find you a tenant. Some will just advertise, show the place, screen and provide a lease for a fee, usually 1/2 of one months rent with no further obligation (paid after they find you someone of course). I don't need or want full time management, but next time I think I will let a professional do the finding.

I have family in Jax - I'll ask them if they know anyone looking.

It's PCS season so hopefully everyone's house gets rented out! Our property manager just called and he is bringing by 2 people tomorrow. Fingers crossed because we leave in 10 days and want a renter in place before we leave.

The house we are renting in GA belongs to a military family stationed in WA. We found the house on Craigslist so we have been advertising on that site as much as possible.

Good luck to everyone!

I have a property manager, ugg. He doesn't get paid unless it rents. :) I had tenents for 3 yrs, we didn't renew the lease and let it go month to month (neighbors were starting to tell me things about the tenents) and they gave 12 days notice and left. And I totally agree about some rentals showing like new homes...I can't afford to upgrade my counters from formica to marble, etc, it's a RENTAL for a reason LOL! Fingers crossed the PCS season kicks in soon and I get it rented. It really is a nice home, in a nice area, that unfortunately is DIRT cheap to buy right now. Friends in the area who know people who are new and my property manager have both told me seems all the military families are buying in Jax right now.

Sigh:guilty:
