Once AKV and BLT is sold...

Then what?? Just got back, realy want to buy in, but have a few other things we need to pay off first... Has there been another DVC property announced?? We really like AKV, but feel like we should wait at least another year when our youngest is in school and we are (hopefully) a 2 income family..

I bet they won't be sold out then - and of course the Hawai'i resort is due to open next year. There is also an annouced resort near Wash. DC after that.

And don't forget, you can always by resale if the current offereings aren't to your liking.
 
No new WDW resorts have been announced other than the currently selling SSR, AKV & BLT. There are also the VGC units at Disneyland and the upcoming new DVC resort in Hawaii called Aulani.
 
You have a couple of choices. First you can always go to the resale market and look for a contract with the number of points and UY that you're interest in. Second, I understand that even when a resort is sold out there can still be inventory available through DVC. For instance, since DVD has the right of first refusal (ROFC) they may purchase contracts on the resale market and then resell the points themselves. I had this question for my guide regarding VGC which is close to "selling out." He said that I could tell him the number of points and the UY I was looking for and as they had inventory that matched my request they would contact me.

I think that waiting to buy until you're in the right financial position is 100% the right answer. It really frustrated my guide when I told him that we were going to buy but not right then. Eventually the stars aligned (or rather the bank account aligned) and we bought.
 

Since you are waiting to pay off some bills first, you sound like a cash buyer. Cash buyer = resale. I wouldn't buy direct unless there was a real good reason since all of the resorts are available via resale and direct.

I would spend the next year doing research and deciding which resort to buy based upon which one you really love, not based upon what Disney is currently pushing.

The resort near DC has not been announced as DVC.
 
There is no rush to buy even if you think AKV might sell out before you are ready. You can purchase any DVC resort directly from Disney. Resorts such as BCV, BWV, VWL, etc. are referred to as "sold out" but in reality Disney still sells them as they reacquire contracts due to ROFR or foreclosure. Those resorts are no longer actively marketed but they are available, depending on inventory. There are usually points available at all of the resorts, particularly if you are not looking for one specific Use Year. If you wanted one of the smaller resorts like BCV you might have to wait a few weeks or even a few months but Disney will usually have points available to sell you when you call.

The "sold out" resorts will be much cheaper on the resale market and even some of the actively marketed resorts are slightly cheaper via resale. If you decide to purchase resale, read the listings carefully to see how many points are still left on the contracts you are considering. Some resale contracts might be stripped (no banked points, no current points, next Use Year's points borrowed and used) and some are loaded (all of the previous UY's points banked, all current points available, all of the next UY's points available). Most contracts are somewhere in between these two extremes. The price doesn't necessarily reflect the number of points available so read carefully to be sure you know what you are getting. Things like closing costs and reimbursement of current year dues are negotiable but need to be factored in when comparing resale prices to Disney's current prices.
