Can't stop thinking about DVC @ GFlo.. :3dglasses

Whats everyone's guess as to what enough points for 2 weeks at the DVC properties is going to cost...

I know... its not announced... but niether was Bay Lake for like a year ... :surfweb:

Good News...the rumor is true. I verified it over the weekend. I had a dream in which I was on an airplane sitting next to someone from AAA who had just come from an execuitive briefing on the GF DVC. The next part of the dream had me getting a private tour of a grand villa. Although it was nice, it seemed too formal of a resort for me...but, of course, it was the GF.

Unfortunately costs or point charts were not part of the dream. Maybe next time.

Just for fun, I'm going to say $150 per point.
The point range would vary depending on seasons...excluding Premier, I'd suggest:

Garden View.....Theme Park View

Studio: 145-179---155-210
1BR: 245-315---295-385
2BR: 315-405---385-490
GV: 700-930---790-1100

Probably on the high side, but just a guess!

The price per point with be whatever the going price is of AKV and SSR or anything else for sale at the time.. Whether 120 140 or 160 per point, we will see what the market does. ..and how long it takes to come out.

It is the points per night that will be higher. I also think they will do some concierge as it is a sold out category in AKV, and it makes sense for another high end option.

I would think that the would be about 5-7 points more per night than BLT .. say standard to standard and the Conc would be another 5-8 points more than that.

I think you'll see BLT pricing ($150+) with points per night equivalent to BLT and VWL. Hopefully such a high points/night would keep maintenance fees low.

Unfortunately, I think we're starting to see a division in DVC with a focus on higher and higher points per night costs at the newer locations. The BLT model has worked and DVC has done well-- AKV is probably our last low point cost resort for some time.

Yeah I agree with other posters - the price of AKV and SSR will NOT be the same as the Grand Floridian (if it is actually built!)

The price jump on BLT would have been an indicator for a monorail resort - it will be higher than $140. I think they would do the Grand Floridian a little differently. While there was a significant jump in terms of point pricing and point allocation - I think they may actually DROP the point allocation for the Grand Floridian, but increase the price paid per point. What will DVC have lost in lowering the allocation, raising the price per point, and leaving the booking window at 7 months out for what promises to be a DVC property that is smaller in comparison to all of the other DVC resorts except the Villas @ Wilderness Lodge.

There will be a good portion of current DVC members that will DEFINITELY add on, and there will be a whole new crowd of people who 'only' stay at the Grand Floridian that will look at DVC that had never even considered it before.

So what is there to be said for a lower allocation?

DVC/DVD gets more money up front on a small resort, and the 'exclusive' feel of the resort is maintained by keeping the price per point higher than ever before and the maintenance fees will be on par with Bay Lake Tower.

I don't know, it's a possibility!

I am still waiting on news of a tiered benefits program AND online booking!!! :rolleyes1

I'm not going to hold my breath on either of those, the rumors have been around a long time - and those who were holding there breath are now purple and blue lying on the floor! :lmao:

I am going to guess points per night will be 10-15% higher than BLT.

I think AKV and SSR will be high priced, but with great incentives making them affordable in the downtime between BLT and GFV's. This will entice buyers to get in on the "good deals".

Not sure about the Concierge...I think they easily could, if they want to give up some space for the lounge, etc. They didn't at BLT, so not sure GFV, with less space will get one.

Your point costs are exactly what I was thinking, it will just be close enough to BLT that it isn't a huge difference, but over a week it will be quite a bit more expensive. I was thinking +/- 5 points a night....

If you wait a few years after it opens, it will be selling for MUCH less resale.

BLT is currently selling for $140 direct and is clearing ROFR in the low to mid-80's -- with one sale clearing at $66.25 in the last month.

Four days ago I walked from the Wedding Pavillion to the GF. Near the Health Spa area there was a line of utility-type flags in one area, another area that had been graded a bit, and there were also CM's putting up the green privacy walls that hide construction projects.

I meant to take photos on the way back but it was POURING a torrential rain. My guess, however, is that they are beginning to mess with the potential site---the flags and grading looked like they could have been the outline of a new service road.

Yep... We can oly hope... :teacher:

I agree with the PP who noted higher price per point and maybe the same points/night as BLT. It looks to be very small (unlike BLT) and may be pointed to the more affluent who like exclusivity.

I'd like them to stop building a bit and start getting on some o the resales to keep the value of owning a DVC up.

But then you wouldn't be a founding member? Isn't your name on a tile or fountain worth an extra $10,000??? :rotfl2:

Look at all the serious answers. When i first saw this post all i thought was " I dunno what kinda condition is your first born in." Nite I'm thinking it could be had for a kidney.
