Offer accepted... question

We just had an offer accepted at Poly for our first DVC contract via a resale company!!!
We received a contract by email
Before signing it, I was wondering if there was anything I need to check beforehand? Any verifications to make through Disney to make sure the contract is legit? (I guess I just realized some people could commit fraud with that sort of things and I don’t want to be that person who just signed everything without blinking...)
I have looked at the reviews from the broker and they are good. They have many contracts in their website and I see people on here have used them with success...
Also, what happens if Disney does RoFR? Do you get back your credit card deposit? I was thinking of putting more than the initial 10% to maximize credit card points (and also since the exchange rate is ok right now) but are there any cons to doing that?

1-If you have any concerns about the brokers you could check their ratings with the Better Business Bureau
2-If Disney takes the contract then buyer receives their deposit back seller gets their monies from Disney .
3-You could put more money in for a deposit but until the contract is completed the money just sits in escrow.

Which broker are you dealing with? You can post it, just add the link and if discussing that broker isn’t allowed it will be **** out. If you are with one the reputable brokers you do not need to verify anything other than reading the contract and making sure that it reflects correctly everything that was agreed upon. As far as using a credit card for more than the required deposit, most will not allow you do that. But it certainly doesn’t hurt to ask the closing company.

We bought from https://www.dvcsales.com/ in late February and they are great. They use Mason Title and I was very pleased with them. They allow up to $2500 I think on a credit card for deposit with no fees. And yes, if Disney exercises ROFR you will get your deposit back. Both broker and title company were very responsive to questions, but be aware things are taking a while right now - ROFR, estoppel, and adding points to your account - and aside from checking in with Disney every so often there's not much they can do.

I had a good feeling but just first time buyer jitters!
We will sign the contract today! So excited!
I know the process will be long though... so I will try to be patient!
 
You might want to check the contract for the resort, number of points, UY, closing date, etc., to make sure you are getting what you thought you were getting.
 
Also if the contract is loaded and you need the seller to bank the points before closing be sure that’s part of the agreement being sent to Disney for ROFR.

It’s a June UY contract so the points were already banked (and I really hope everything will be done before the end of the next banking window!)
 
I would wait to send the final money until the sellers return the closing documents. It can take a long time to get that money returned if the sellers try some monkey business.

In my Mason sale, sellers returned documents, I sent a wire, Mason processed the wire all in the same day!

And you can ask the broker to double check with the seller, getting screenshots - also make sure there aren't any ongoing reservations. Its RARE that there are these kinds of problems, but they do happen.
