Now? Or Later?

Is there really any truth to the speculation about resale prices after the March deadline?

DW & I were all set to buy resale last year, but with another child being born, our Child Care costs went up, and we had to put things off. Fast forward to another year, where we've been able to save a bit more, and can probably pay 100% upfront. Now, we're wondering if we should rush to try and buy before the deadline, or just sit and wait to see what prices do afterward.

My only hesitation is that 1) The resale market may dry up as people are afraid they are going to lose too much on their investment, 2) There will be a TON of people flooding the market hoping to cash in on lower prices, and 3) Disney may really start exercising their ROFR in order to push people their way.

Is there anyone out there who knows enough about this type of market to give me some educated pros and cons about buying now or later?

I have been thinking about purchasing DVC for several years. I was planning on purchasing sometime within the next year but the March 20 deadline has thrown my calculations for a loop.

I really don't care about the loss of incentives, but all things being equal, I would rather have them.

On the other hand, if prices drop after the March 20 deadline, I would rather wait and purchase then.

From my casual observations of watching the ROFR thread and resell listings, it appears that prices have risen slightly since the announcement.

6 months ago, it wasn't that rare to see OKW points listed in the mid to upper $50s, now they seem to all be listed in the lower to mid $60s.

Sorry I can't offer any help, but I will be watching this thread for others take on the situation.

We decided to purchase resale now. We just sent in our contracts last week.
Things fell in line when we found a loaded contract with the use year and resort we wanted.
If you see a contract that appeals to you don't delay. They don't seem to be lasting long before a sale is pending these days.

My thoughts on DVC. The sooner you buy the longer you get to use it, since it has an expiration date. I wish we had bought sooner to get more years out of it.

I would expect prices to rise in the short term given the rush that is indicated by contracts in "Sale Pending" mode on the TSS website. Even though the perks being taken away are not that significant, it's the perception that matters when it comes to resale prices. If there are fewer contracts for sale after March 20th, that will tend to drive up prices which will probably have the effect of bringing more sellers into the marketplace, causing prices to drop once again. Who knows what the final equilibrium prices will be?

I am doing resale now. Funny thing is that I don't care about those extra perks. My concern is that this March date will become some sort of dividing line for all of their changes that might happen in the future.

But this doesn't mean I won't look to buy later too.:cheer2:
