Not ROFR thread - general discussion

Seems that the folks at ****************** might have made a mistake. I found the contract on dvc for less and it was a December UY, the listing said Dec UY, when I got my sales contract this morning it says June! I have tried calling a few times but no one has answered the phone.
Good job READING the contract! You'd be shocked how many people assume it is correct (or worse, that the terms are all standard). The contracts are only as good as the person inputting them, and are usually written to favor the Brokerage, then the Seller, and last the Buyer. Some contracts like www.fidelityrealestate.com even have terms stating 1) extra service fees that not all Buyers are told about upfront, and 2) if the Buyer backs out (after 10 days in their contract - note California direct is only 7 days, for example) the Buyer loses their full deposit (which is negotiable contrary to what Brokers tend to pretend), plus you'd owe the full amount of the Seller's commission! I know since your broker was "blocked out" it is not Fidelity, I'm just using them as one example of what to look out for ;)

I think you will :goodvibes Might not be right away but quite a few contracts were sold in the 120s for similar amount of points these past few months. You just need to wait for your UY
And make sure you're not driving yourself crazy over a $2-$5/point difference which might be Very little difference in the long term. Remember, the annual dues and closing costs can add substantially to the effective purchase price - it is not just the upfront price per point. As the Buyer you "should" also be able to pick the closing/title insurance etc. company WITH YOUR OFFER and some are cheaper than others. And should be able to negotiate any Broker "service fees." I say with the offer, since once the paperwork is sent to the Seller for their signature, it's rather a pain to make changes, and the Brokers send both of you the contract at the same time - you will almost never see a Draft in advance.

Yep I negotiated with this second broker a 7500 dollar deposit since I am trying to maintain my United status this year and have their club card. They tried to get me to cap at 5k but I asked for more.

On the second contract I got the same 122 price and I'm just waiting on the contract to sign.

I had

I had to do a double take to make sure I hadn't posted this. I also keep a breville Barista express (has a built in grinder) in my owner's locker. It also takes uo about 70% of the locker. It was $699 from Amazon and I shipped it directly to Riviera. I also bring beans from my local coffee shop when we fly down since they are my favorite beans. I honestly don't even care for the coffee at Riviera either. There's nothing like waking up in Disney and your husband bringing you a latte he made for you in your own room. I have a dual boiler breville at home and a $300 separate grinder. I also have my "travel" barista express as well. It goes with us in our rv and I currently have it in my cabin at a week long girl camp I volunteer to be the nurse at every summer. I'm only person to have no bunk mates in my cabin and I have named it the Four Seasons. I also brought mini fridge with freezer, a microwave, a toaster, printer and laptop with me in addition to curtains and command hooks. rods. I'm sure they all thought I was prissy and were wondering if they'd made a mistake letting me be the camp nurse but I was also the only one to go up and scrub the filthy shower house by myself to get it in good condition for the little girls using them.

As far as other odd items in owners lockers I also keep 2 heating pads to use before going to bed every night. I also put a small container of damp rid in the locker my espresso maker is in just in case it didn't get totally dry before sealing up the locker.
Love this. Back when I got the Breville for the owner's locker, I knew that there were very few moving parts to break on it, which I thought had a better chance of surviving in an owner's locker. So far it's been just fine. I have a burr grinder at home, too, but that rechargeable cocinare grinder is really not bad. It's far better than I had hoped. Anyway, hello fellow coffee lover!

Let me put in a recommendation for a particular umbrella, as the ones I had kept getting trashed in Florida downpours. These are really nice--and they have a sun parasol. Guaranteed for life (minus the cost of shipping). Yes, kinda expensive, but when I add up the cost of the so-so umbrellas I've purchased over the last few years for Florida downpours, easily worth it.

Those look really nice. I have a cheapo one from Amazon. I'm on my second one after the wind at disneyland destroyed the first one. But...it's small enough to find in my fanny pack when I'm not using it.

My little has told me she wants to visit all the countries in Epcot on this trip. Which makes me laugh; it’s so un-kid like! But other cultures fascinate her.🙂

When I was a kid, Epcot was my favorite park (It's still my favorite WDW park.)
