I don't expect it to be THAT high. but wouldn't be surprise if they step up from the latest prices. I think the last VGF price was $165, so I would expect $170-$175 per point.

I'll settle for my $74 per point buy at AKV. I've lived my whole life not staying at the Poly, I won't feel bad if I still can't.

I think I was $81 plus perks at Saratoga...

I've seen resells at boardwalk and beach club for $80-$90 recently...

I'm sure you can work out a deal. Do you have any extra arms or legs? First born children?

It i give them my first born...who they undoubtedly would make work a double shift as Dale at chef mickeys...then why would I buy a timeshare at Disney world?

Most of what I read suggests that resale is the far better deal.

Question: will the bungalows be available for non DVCers to rent?

It didnt use to be 8-10 years ago because you were giving up a significant part of the contract...

Now your giving up more...but their prices have bloated to where it doesn't matter anymore

So long as you don't care to use your points for Disney Cruises, or for gallivanting around Europe as the glossy, 3 lb DVC brochure may have you believe is a good use of your vacation points, then buying resale is absolutely, 100% the best way to go.

My $50/point Wilderness Lodge purchase has more than paid for itself in only a few short years of ownership.

No question...

I question anyone "choosing" to pay a rack price for a wdw room over an intelligent DVC buy...if you are frequent enough that you get solid use out of it.

I'm not talking once...or once every 3 or 5 years...

Disney worlds rooms are so ridiculously overpriced that your can expect to waste 30-50% or your rate up front in overcharges... Sometimes more.

Even if its "only" $1200 a night for a bungalow...that's $10,000 of Scrooge mcducks money a week

And the poly is THE posterchild for this... The single most overpriced hotel. Largely the same as 1971 with a choo choo that they themselves neglect anymore...

This is where I get the two counterargument:

...that's real estate in the saying...not Hotel rooms. Even a fantastic location doesn't account
For a 50% overcharge...in such a short amount of time as say - - week

...Ahhhh...two years ago I would have conceded a bit. But lo and behold - behind the scenes - Disney is having a hell of a time filling their "premium" rooms. And why? Because they pumped them up and relied on the lemmings to come up with the money. But even the Disney filled euphoria has cleared and the price curve has taken over.

Full scale conversion of wilderness lodge? Lodge conversion at the GF? Poly "phase II" on deck? Yacht club?

All these things are starting to get mentioned in Disney rumor circles. This is one case were I believe there might be fire behind the smoke.

And what do you know? The price of DVC upfront has gone through an all out assault/ escalation over the
Last 5 years...even when there was a recession.

Disney is very good at spotting the trends... While maintaining control on the purse strings and hoping you don't notice the motivations.

The same thing is going on over at MGM.

Shoot, agreeing with you again. The Poly/VGF are soooo overpriced compared to the other DVC properties it seems pathetic. If you have so much money that paying a 200% premium to own these resorts versus another beautiful resort a little further away (or heck, it's almost 80% premium now versus buying in at BLT) then good for you. Amazing to think people willing to pay $20,000 to avoid a 15 minute bus ride 2-4 times a year (the # of days actually spent at MK) .

20K, that's 1000 cab rides. Or, 124 years of cab round trips to MK at 4 times per year (not allowing for inflation).

Of course, that's not the same experience as being run over by a stroller getting on the Resort Monorail....

Quite a difference over 10 at old key west... Or boardwalk standard too.

How much is your choo choo worth? That's the question.

If boardwalk standard is 10 base (it is...12-14 for the other categories)...and the rack is somewhere around $400 a night for a studio (it is)....

That means your points in poly would have to equate to $900 "value" in Disney terms.

Even the sales people won't be able to deliver that without laughing...

I'd be willing to sit there and let them try on me over a bowl of rocky road though :)

Bay lake is 15...that's an absolute steal in companions...45% less in points.
 
Wow, that's crazy! I just bought BWV for 215 points at $82 per with two years of points available. I will never stay in a bungalow at that rate.

(This is the part where somebody with buyers remorse tells me "the free market is always right" as a justification)
 
A poly bungalow will average 147 points a night.

Wowser, so at $170 a point, you need to come up with $175,000 up front for a weeks stay worth of points. Maybe those bungalows won't be so busy after all. (I'm not 100% sure I believe this number quite honestly - that's on par with a Grand Villa (3-bedroom) at VGF.)

That's pretty much the VGF and the BLT Lake View rates. So, that's really not so bad. You could rent 5-6 studios for the price of a 2-bedroom bungalow.

It's a standalone with a view and a private "pool"...of course it's going to be a "grand villa" price plus a nice one year Disney inflation rate of 20% or more

Standard operating procedure.

Treehouse villas and two bedrooms at kidani are looking better every minute.

The question is - when do people realize it and make a run on resales?
