News Round Up 2016

Answered my own question. Looks like it is an open air pavilion for special events called the Dancing Hippo. Internet suggests it is very underutilized. Seems that might be a good thing to bulldoze in favor of something else.

I hear there's constuction permits now filed that indicate they're gonna do the mass south wing conversion of wilderness lodge to DVC...to the shock of absolutely no one...

Got a link, my good man? I might have missed it...

Things to keep in mind about Swan and Dolphin...

2) The Swan and Dolphin are owned by Tishman and operated by 3rd Parties

3) Tishman appears to be building on part of their designated plot of land, and so it seems reasonable to assume that this doesn't have anything to do with Disney

4) Disney still should have full artistic control of the property. They will instruct Tishman on how to execute in a proper way

5) The WDW Hotel performance has been going crazy, and just getting better. Tishman building now seems to be indicative of this

6) They're misplaced buildings

(Okay, 6 is opinion... ;) )

Remember that Those were the "prototype" new Disney hotels when they were built. Eisner was a megalomaniac and couldn't take partnering so then he doubled down on new Disney owned properties.

Disney still owns That land...unlike the four seasons...they don't own the buildings or operation.

They obviously are inclined to go this way from now on...it's come full circle.

Why? Disney doesn't want the employees and never really wanted to run this many hotels. People don't believe me...but it's the truth.

Here's the crystal ball:

1. Disney builds and operated DVC - which is a joke because the way they do it now provides little cost beyond the electric bills.
2. Rack rooms are operated, built, maintained by the Marriotts of the world.

Writing is on the wall.

Yes - not at all a surprised - they aren't going to have a DVC location that is strictly bungalows, and its already been said that the two DVCs will be separate entities. I wonder if they'll Poly it up and only have studios and bungalows?

I will look for it!

Well considering the poly DVC tower will probably be under construction by the time this is done...can you clarify "poly it up" please?

They are Tishman but aren't they part of the Marriot group now being Starwood?

I don't know if they are misplaced but may be too large for the area they are in. I don't mind their location as I have stayed there and it's one of their perks but I would agree they don't necessarily help with the overall theme.

I got it...somebody posted it off the DVC threads to one I was looking at...

It's a good thing for this forum too though...ill throw it up.
No surprise it's been talked about for a long time ago. Just seems like it might be a bit more than expected.

I think we had the discussion awhile ago...it's entirely what should have been expected...

It goes to history and pattern.

And when I see somebody who seemed to be reputable (can't remember who...) say they were rocking a 58% occupancy last year at wilderness...

The bat signal went off...oh no, that simply will NOT do under any circumstances.

Yes I agree, that's why more conversions are said to be on the way after this one.

I know about Swan and Dolphin's Genesis... I'm just not convinced that Disney could stop them from doing this. It may very well be contractually allowed. We just don't know...

Most of these batch of DVC were started a couple years ago, before the major occupancy turn around. I think the pivot towards parks would look at the resorts as an opportunity.

We'll see...

Edit: I see you bring up them never wanting to operate so many hotels. Who? Roy Disney? He's not too relevant to the WDC of today is he?
