It may or may not be for a swan and dolphin expansion...
I am seeing that a third tower of sorts will be coming to Swolphin and it will be a substantial development but no further details on this rumor.

With Marriott merging with / absorbing Starwood there may be interest in an expansion. This may help to explain the rumors.

They are obviously seriously considering options if hey are already using height test balloons.
 

Whenever I am in the Crescent Lake/Boardwalk area I never stop and think 'Man, I would love for them to build another tower at the Swan and Dolphin".
 
As long as Fantasia mini golf stays then I won't really mind it that much. I mean the Swan & Dolphin are already eyesores so what's one more going to hurt.
Well that's not the best mentality to have but I also wouldn't call them complete eye sores either. I stayed at the dolphin in 2012. It was nice but definitely a convention hotel which is what Disney needs to help service conventions so it's understandable. They also offer some deluxe amenities for moderate or sometimes value prices.

The Swan and Dolphin definitely have their pros, I have considered staying there before. The price is great and you are in a great location, not to mention you still get Disney transportation. Really my only problem is the actual looks of it. And it really isn't that big of a deal. Anyways hope you enjoyed your trip man. Haven't posted in a while but I have still been reading.
 
Precisely. It is a low cost, small footprint, guest traffic absorption tool. They would be hard pressed to find a more valuable use of that real estate.

Plus, it makes a great spot to hang out while waiting for your Skipper Canteen seating;)

Marriott already has the huge World Center complex just across I-4 that also has huge convention space as well as a large number of on-site timeshare condominiums. Not sure that they would want to hurt the business over there by building more high-end rooms that close.

I'd be surprise if Disney would give up prime real estate in that area to a 3rd party vs. building their own new resort. Time for another DVC resort?

They aren't majorly interested in new stand alone resorts rather just expanding DVC at current resort.

Marriot is also building on the flamingo crossings site on Disney property.

Exactly...standalone requires services and that's not where the money is...
They already have places they haven't mined out completely yet.
 
That little area of mini golf/tennis courts is about 9 acres. It's decent size. However if you expand the lodging there, you may create a parking crunch where it's already a problem. It would have to incorporate parking.
I'm gravitating towards it being more of a parking/transportation related build area. It's not the most scenic area for a lodging build, despite having infrastructure near by to tap into.

All these little mysteries that keep sort of popping up. I feel like there is something afoot in addition to Avatar, Star Wars and Toy story. Like maybe the other construction phases folks have suggested might be more of a reality, but not necessarily a direct theme park connection.
