I know about Swan and Dolphin's Genesis... I'm just not convinced that Disney could stop them from doing this. It may very well be contractually allowed. We just don't know...

Most of these batch of DVC were started a couple years ago, before the major occupancy turn around. I think the pivot towards parks would look at the resorts as an opportunity.

But I haven't gotten you to come around on the managements "distaste" for longterm liabilities on the books...

And what are the largest, longest term liabilities that 99% of businesses have to deal with?
 
Edit: I see you bring up them never wanting to operate so many hotels. Who? Roy Disney? He's not too relevant to the WDC of today is he?

When Disney took over the Disneyland Hotel uncle walt treated it like an experiment...like a ride. He woulda lost interest.

And the story of the partnerships for the wdw monorail hotels were well known...roy had to reluctantly step in full scale.

But you're right...the Disney people are gone so that doesn't apply...

But here's what does: Michael Eisner was the hotel champion - like the wdw champion - and he built nearly all of them.

Big shot bob...busy recently with a failed NFL development project - amongst other albatrosses - had not authorized one... Not ONE in 13 years.

Only DVC.

Why are "deluxe" bookings down probably lower than we assume?

Why can you get a 30% off rate at them practically any day...much more from some wholesalers?

You know I can't speak for all deluxe resorts as I have only stayed at one and that was my most recent trip this past week at the beach club. That hotel didn't seem to be empty as it was always bustling with people. It was during marathon weekend which is busier than let's say this week but not nearly as busy as summer or the holidays. I'm really interested to see what other resorts are like.

I'm not saying "empty"...certainly not on what amounts to a winter holiday weekend...

But 60/70% don't cut it there...on the whole if they're trending there...they'd burn them down like the Reichstag.

It's a twisted tale of American economics and Iger failure Ima thinking...it seems to be coming into view...

Well considering the poly DVC tower will probably be under construction by the time this is done...can you clarify "poly it up" please?

Well - regardless of what happens with a future Poly tower - the current Poly DVC has overpriced Bungalows and overpriced studios, with no 1-bedrooms and 2-bedrooms. I am questioning whether they will do the same thing at WL.

The rising per night point costs are a logistical problem for them...because they just couldn't resist.

It's not like okw has 3 years left on the contracts or anything...we're still decades out.

So the WL thing...I keep seeing that it's gonna be "a separate development"...i.e. different charts. I guess that makes sense...but how are they gonna justify the upcharge? An old studio is 14 a night, but a "new" one with a brother bear flip down bed below the tv is 21?

It's what happens to anything successful...businesses begin to tinker too much and won't stop until the product sucks. Same with DVC.
 
Good thing that place wasn't some sort of freezer complex. I can just imagine the strife as people jump to the Anna and Elsa conclusion. :rotfl:
 
I think we had the discussion awhile ago...it's entirely what should have been expected...

It goes to history and pattern.

And when I see somebody who seemed to be reputable (can't remember who...) say they were rocking a 58% occupancy last year at wilderness...

The bat signal went off...oh no, that simply will NOT do under any circumstances.

Perhaps the people that stay Deluxe have figured out (like us) that it is cheaper and just as easy to rent points at a DVC. If you can get over the no maid thing, which is easy for us, then you can save more than the 30% of rack by doing this.

Perhaps...but you have to think that it's a small

Disney has "tolerated" the DVC renting to this point but they would tie it off quickly if it grows in popularity.

Do you really think they want people who paid $31 a point at old key west or Hilton head renting Disney's "$600" a night rooms at contemporary using points paid for long ago?

The pimp would be kicked off the corner fast in that scenario...

I've said for a while they have a problem coming. You can charge these prices for a Grand Floridian or Poly location, but when you start moving away from the monorail track, you've got a sales problem. How do you convince people to pay those prices at Wilderness Lodge - which is already a "low end" DVC that you can get a room at for $300 a night versus the $500 a night at the Poly? And how do you sell that points cost $180 versus $90 at the "old" Wilderness lodge, and then also upcharge the # of points required.

I think in the end they'll probably end up using a very similar points table between the "old" and "new"- my guess is the studio/1-bedroom/2-bedrooms will cost the same # of points at both locations - 14 points a night for a studio. I bet even the points for the bungalows will be less than the Poly bungalows. It's hard to judge Disney's arrogance sometimes, but they can't possibly imagine that people will pay the same points for a bungalow at WL that faces nothing as they do for those Poly Bungalows.
