My wife and I are possibly interested in making the DVC investment. However, I do have a few questions.

1) How much do the rooms increase yearly in points?
Ie. If a studio at VWL is 57pts in '04 what would be the estimated points in following years for the same week.

2) We generally travel to the WDW for one week either yearly or every other year. What is the general consensus of points needed for a weekly stay. I'm guessing 150pts.

3) I understand that resale is cheaper but you are only getting 38 yrs as opposed to 50 yrs at SSR through DVC. Now if we purchase through DVC what is the apprx. intrest rate. And is this intrest tax deductable.

points don't change for the accomodations. They stay the same for the whole contract. They may move around a little depending on when seasons fall but the point value per room doesn't change. If they change it in one season they would have to decrease it in another.

I would say 150 is good to start to get a feel for it and then you can always add on if you need too. We just bought and our first vacation is putting us into boirrow mode LOL but we are cruising on points.

I am not sure about the tax write off since we are new :)
 
The interest may be tax-deductible if you are able to borrow against the equity on your home.

The Saratoga Springs Resort information I was sent by Disney (and received last Saturday) quoted a 10.75% interest rate for 3, 5, 7 or 10 year terms. 5.95% was quoted for a one year loan with 50% down. It looks like they offer a direct deposit option which would drop the interest rate a full point under each of the options.

1. DVC contract guarentees that total points per year for each size of villa will not increase for the life of the ownership. They can change the point requirement and dates of various seasons, but the total points required for the entire calendar year can not change.

2. With DVC you are likely to visit more often than in the past. 150 points is a good place to start but if you can swing it, buy at least 200. You can always do an add on later.

3. Disney's interest rates are terribly high. I would explore other options before paying such a high price for convenience.

I was all set to buy SSR before I found these boards. To make a long story short, the best advice I got was, "decide which resort you are most likely to want to come back to and buy there!!!". Forget all the rest about price and years. This has been analyed to death on these board and there is no clear advantage either way. Go with your own preferences and what you a most comfortable with. Resale requires a little more work on your part and some patients. We have young kids (6&2) and decided we really wanted to own at BCV. Found a great resale contract and the rest is history. We are closing on the contract tomarrow, entire process only took 4 weeks.

I just want to expand on this a little bit.

The type of reorganization of points described here has only happened once in the 12 year history of DVC. So, don't feel as if the points will change frequently.

The only changes on an annual basis are the dates of the spring Premier Season, which is always the week before and week after Easter, and Thanksgiving Day and the day following, which are always Choice season.

Other than that, a room that cost you "X" points on any given date in 2004 will cost the same amount of points in 2040.

As stated, DVC could reorganize the points if they so desire. In doing so, let's say they decided that weekdays need to cost more points. They would also have to make an offsetting reduction in the weekend points so that everything stayed in balance.

Again, it's possible that this could happen, but it certainly won't happen often over the history of your resort ownership.
