I just discovered this board and site. We are considering buying DVC resale. I have a couple of questions:

1 - The the resales usually sell for the asking price or do you make an offer?

2 - I understand about maintenance fees. When you go to a DVC resort and check out what other expenses do you pay? Do you pay room taxes, etc?

3 - From what I can gather reading the board, as long as you plan ahead and get your requests in for reservations, most people are able to get their requests met. Is this true?

1. You could probably make an offer, but most people will be working through agents who know what the typical market is for a given resort. Also be aware that even if your offer is accepted, there's no guarantee you will get the contract. DVC has Right of First Refusal on any resale contract. They can match your offer and you lose the property.

People who may need to sell their contracts very quickly will price them low, knowing that they will get a very fast response. Whether the contract ends up in your hands or DVC's probably doesn't concern them.

2. No room taxes, and no other expenses unless you take advantage of services that are not normally covered under the DVC program. For example, DVC does not offer daily housekeeping. If you want that, you need to pay for it.

3. Depends on what you mean by "requests". You have 11 months to book at your Home resort, and only 7 months at the other DVC properties. The ability to book any room is always subject to availability. A few room types are nearly impossible to book unless you have your Home at that resort, and can book 11 months before the stay. But those situations are few and far between.

If you're referring to room requests like "non smoking" or "Epcot view", those types of requests can be noted on the reservation but are never guaranteed. There are some different room classes that you can book individually (such as a Boardwalk View at BWV), but that's the only type of guarantee you will see.

The resorts do make a legitimate effort to meet requests, but particularly at high-capacity times, all bets are off.

Buying resale is pretty much like buying a "used house". Just about everything is negotiable. Each contract is unique - those with banked points are worth more than those with borrowed points. Contracts with a price that is too low will be purchased by Disney - they have the Right of First Refusal. You will also have to negotiate who pays closing costs (usually the buyer) and who will pay current year maintenance dues. The seller normally pays the broker's commission.

No room taxes to pay with DVC. Unless you have requested extra housekeeping services or charged meals or souvenirs back to your room, you will have a zero balance at check out. :teeth:

Most definitely. I have never had a problem getting exactly the reservations I want when I call 11 months ahead of time. (That's when the reservation window opens for your home resort). DVC works best for those who are willing and able to plan 10-11 months ahead.

If you are able to plan 11 months in advance you will always be able to get a room at your home resort. Some resorts like the BWV have a standard view room which costs fewer points and is very popular. This is really the only type of room that I have heard about that an owner has called for at exactly 11 months and been told they are already gone (for New Year's eve). But in that case there is always a Boardwalk or preferred view room, so you will get a room.
