newbie here. how do you buy resale?

Hi everyone! My DH and I are curious about DVC, but intimidated about the price and financial commitment. We would surely have to finance, which we don't mind doing. I had no idea you could buy contracts second hand.

My question is a basic but broad one: HOW do you go about researching/buying resale? How much of a reduction in price could one expect on a typical contract for, say, 250-260 points at BLT?

Also, we would want to use points for land trips and definitely for cruises. How does that work?

See the banner ad at the top of the boards for the DIS sponsor reseller, The Timeshare Store. You can check current listing there and get an idea of what is available and the prices.

General advice - don't buy a 250-260 point contract, better to have multiple smaller contracts because they are easier to sell.

- Not sure how many BLT resales are out there now or the pricing, but you can check (since BLT is the newest resort).

- Trading out & cruises with your DVC points is not the best approach for a regular plan. To do once in a while, it's okay. But if you want to trade out a lot, you'd be better off buying a less expensive timeshare than DVC.

- Financing for DVC resale is often best done through a home equity loan. If you can't do that, I believe all the loans for timeshares are personal loans, so higher interest rates.

Many here recommend not financing a luxury purchase like DVC, but that is a personal decision.

Hmmm. I am so new to this, so please bare with me. I see the point resales for the location we would want (BLT...a studio, or possibly BWV or BCV). What are points going for these days direct from Disney? Does anyone happen to know?

Also, what does the chart mean with "Point Charts" for different "seasons?" We would most likely vacation in the summer, off from school. Does that affect anything?
 

You don't buy "a studio" - you buy a # of points and with those you can book whatever accommodations fit in your points (and you can actually use 3 years worth of points at once with some creativity).

Just like booking a cash room through Disney, there are seasons - value, holiday, peak, etc. Each season has its own set of points needed to book a particular room.

For DVC in general info (not resales), the program, the resorts, current prices from Disney - I find dvcnews.com to be a good resource - they have all that information there. I think you really need to understand more about DVC in general before you start to research the resale market, by your post.
 
Oops, I didn't mean I wanted to by a studio, just the amount of points needed for those types of accommodations. I worded that wrong. Sorry.

But, yes, I do need to research it a lot more. Seems like resale is a nice alternative to a very pricey Disney sell. Takes longer, but is much cheaper.

I have 200 at Wilderness and 50 at BLT. I did buy through Disney both times. We financed through them and have never regretted the purchase. My husband and I talk about it all the time and say it is the best investment we ever made hands down.

Depending on the resort you want, there are different incentives. I do know that if you contact a guide at DVC, then can send you all the information for all the resorts and the current incentives.

In addition, dvcnews.com usually has up-to-date information if you are not yet comfortable seeking information directly from DVC.

Most resorts are going to be cheaper on the resale market compared to what Disney is charging. The only one that I think could be a toss up is BLT. The prices for contracts via resale, while cheaper for the most part, are not as numerous as others so finding what you want could take time.

And, given the current incentives, the price between direct and resale is a bit blurred. Since you mentioned financing, going through Disney may be easier and any loans through them do not show up on your credit. For some, this could be important.

And the current incentive is a pretty good one. Read through the threads here and I'm sure you'll find it. I'm not sure if I'm allowed to state what it us here because DIS tries to keep it all in one thread.
 
buying directly from Disney is much faster from "yes, I'll buy" to closing, but it's also almost always way more expensive per point.

we have been very pleased with Jason from The Timeshare Store.
yes, resale takes longer, but there are so many options available for home resort, use year, # of points, loaded/regular/stripped contracts, etc.
many contracts may have room for negotiation of $/point and who pays closing costs &/or current year's maintenance fees.

my suggestion is to take your time and do more research.
 
That is a lot of points. How did you get to that number? I would start slower and see how you actually use the points. It is easier to add on points then it is to go the other way and sell them!

Also, to a previous poster...technically, dvc is not an investment...it will eventually lose value until it expires. You cannot take income from it, and it's intended purpose is not growth.
That being said, it could possibly be the best value you have ever purchased.
I know it seems like I'm splitting hairs, but someone who is anti timeshare would choose that word to argue...and they would b e right, in a sense.
 
I agree with DVC SSR Owner, if you're still learning how to read the chart, you might not need as many points as you're thinking. And if that's the case, it could save you thousands.

I'm still new at this too but I've been reading a lot of threads and have been able to learn a lot here. One thing I've consistently read is it's always better to buy small contracts. Even if you buy direct through Disney, you can have them break it up into smaller contracts and it doesn't cost anything extra.

If you do a search on threads with the word "regret", you can learn from other people's mistakes. But don't worry, you'll find that most people just regret not buying sooner.
 
The reasons you see so many BLT and AKV contracts for sale is that sudden members realized that this was a lot more expensive than they first guessed. They saddled themselves with annual fees, monthly payments on credit.

You still pay for tickets to the theme parks. You still pay for your food. You still pay for your transportation to WDW and back home again. You'll still pay for souveniers. The only thing DVC is getting you is prepaid lodging, that you pay annual member fees on. Those fees continue to go up each year.

DVC is expensive. It's best used to stay at DVC resorts. You can't always trade out for the location and place you want. Cruises are negotiated annually, so they continue to go up. And they are expensive. Non-DVC WDW resorts are a lot more expensive points-wise than DVC resorts.

Well- Investment as in we invested our money in it and what we reap from it is guaranteed Vacation time (and hopefully tons of fun ;)) We didn't buy to sell later hoping to realize a profit- the dividend would be intangible.

Yep, while I agree with Winston21 about verbage, I must say that I love your description of the intangible dividend!
 
We have bought and sold thru the Timeshare store I highly recommend them they handled everything for us we made an offer they handled it from there and we were so happy very uncomplicated. Also sold thru them and would do it again in a minute.
