well hello,
i am in the process of buying into the dvc and just got off the phone with a guide. this is the deal he gave me.

100 point buy in, this is a non promoted special or something, with 100 bonus from 2009. at animal kingdom
$1500 off
10% down but its going to be more.

he also pre booked our stay for june.

i have less than steller credit so i guess this would be better than resale and he said resale costs more in the end.
i would have to lay out $2500 i think, this is the cost of the room we were planning on anyway.

so i guess my question's are,
1- does this sound good?
2- is it worth doing if you plan on going every year?
3- does anyone regret doing it?

:) Hi! We purchased 210 pts last year at AKV for $93 point directly from Disney. We got the preferred financing rate and "free" 2008 points which we paid 6 months of MFs for...We go to Disney every year and have not regretted the purchase. Have you checked the comparable on resales. Since you get the $1500 off and 2009 points I would think that sounds better than a resale. Just remember you will have to pay MF on the 2009 points they are giving you and figure that in.

1. Sounds pretty good if you can afford the plan they have for you.
2. We will go to Disney every year for the next 47 years without question unless something terrible happens.
3. We have not regretted the purchase for one second and wish we could have bought more points but the 210 works well for us.

It is a great way to spend time at Disney...good luck and let us know how it goes.

My only comment would be if you can afford more points than do it. We've gto 200 points at AKV and found that to be limiting. If it wasn't for Value Rooms at AKV and our summer vacation stretching into the cheaper season of late August we would need more points. Heck, we're already debating another contract and we haven't even been members for a year!
 

We purchased(200pts) two years ago and love every moment. On our first trip "Home" we purchasd an add on. We love Disney and have gone every year for last8 years and believe we will be going forever, unless "something ntragic happens..."

As long as you are happy with the deal, that's all you should care about. Will other people get better deals, probably, but others may not get as good as you either.

I don't understand why resale would cost more, I think you are getting "salespersoned".

AKV 100 pt contracts are going for about $88 per point via resale. That's $8,800 plus about another $400 in closing costs for a total of $9,200.

Through DVC, you are looking at $102 per point. That's $10,200 plus about $400 in closing costs for a total of $10,600.

Either way, if you finance, you are looking at an interest rate of 10.75% or 13.75% through Disney or 12.9% through the Timeshare Store (if you qualify).

The cost per month:

Resale - assuming 12.9% financing rate, $2,000 down and $7,200 financed for 10 years: $107.08 per month.

DVC - assuming 10.75% financing rate, $2,000 down and $8,600 financed for 10 years: $117.25 per month.
 
You can easily figure out the "costs" of resale yourself and make your own determination which is cheaper. You already know the total cost of buying direct (including the closing costs). If you buy resale you will also have closing costs, but it might vary by size of contract and which reseller you use.

Just as an FYI, that is a pretty good deal as is, and one advantage is that you will get your points right away, while with resale it could be many months before you would actually have access to the points.

I will warn you though that 100 points is not going to go very far at AKV. We own a few AKV points, and it would be better if we owned more.
 
We just bought in and got the 2009 points with a Feb. use year and did not have to pay the MF on the 2009 points. I would check with your guide. I had read here that we would have to and then I called my guide and she said we did not have to pay the MF for the 2009 points.
 
tom, thanks for the break down. i guess it boils down to 17 a month to be able to finance. so even if it was cheaper to go resale i am out the money now, ie 10g, opposed to putting down the cost of this years vacation. i was going to spend close to 3g anyway just for the room so why not put it into this.

my last vacation was in the same state i live, pa, 3 nights with thomas tank engine so im just excited to be doing something i can look forward to. and to be able to go to ireland if we traded for one year is great:banana: you all are a big help. now to convince my wife :flower3:

I don't necessarily agree with this (in fact, resale is almost always a cheaper way to go), but, due to your travel dates and the fact that you would be getting 2009 and current points from Disney (and given your June travel date), going with Disney may be the best bet even if you will be paying more. i should have clarified this point about it being cheaper, its the big picture he's talking about. the places i looked at had a shorter end time= less cost effective over time.
 
It sounds like a reasonable deal to me. It's all about timing and being at the right place at the right time. We purchased a resale and a resale add-on. The resale included a year's worth of banked points and an overseas owner that was in a hurry to sell. When we bought our add-on it was another out-of-country owner who also covered the first year's maintenance fees. There are deals to be found if your patient. In our case patience had nothing to do with it. We waffled so many times about buying into DVC that when this deal came around we just couldn't pass it up. Since that time we have noticed over the years incentives through Disney that are very competitive with the resale market. We have no regrets about buying into DVC. I just wish we had known about it when it first opened way back when.

Another comment on the 'less cost effective over time'.

The fact that DVC ends is a big plus in my opinion. When I no longer need it, it will expire.

It looks pretty good to me.

There is one 100 point AKLV resale that looks like a better deal listed at the Timeshare Store - top of page - and also subject to negotiation.

Yes - worth doing if you plan on every year.

Regrets? I got burned out and stayed away almost a year. That was after multiple trips inside a year - maybe 4-5.

I think you are smart to buy just 100 points. Combined they can be up to 300 with banking and borrowing. At first they will not go far but they can be stretched. Better to have just a few points then to be trying to sell a huge contract if your situation changes or you need a pixie dust break.
 
We love it and are so glad we bought it. We did the initial financing DVC offered then actually paid them off b/c we got a better rate elsewhere. Kust dont forget. You will also have your annual dues to pay...our are about $80 per month ( or $900 per yr). We have 220 points at Saratoga Springs. I forgot to calculate that in when we crunched the numbers and decided to buy...kind of an oversight...:) $80 per month kind of add up...oh well...we are still so happy we did it.
 
You should not have to pay any MF's on the 2009 points that you get. They will prorate your 2010 dues from the time you buy in.
