NEW VGF Building

I think Guaranteed Weeks will also be more popular this time around. Let's see how fast the 1st week of December GW's sell out....though there will be many available so they may last a while. I think the pricing will be slightly above Riviera but then they'll make the difference be the length of the contracts to still push Riviera.
 
I just wish they’d get rid of the resale restrictions altogether, and I hope they come to their senses. It was just a bad move. Not just for RIV but for future resorts, which I’d have to assume have resale restrictions. This has nothing to do with the fact that I bought RIV. I just don’t like the tier system.
 
On second thought maybe I shouldn't buy and just use my cheap SSR points to keep booking at VGF. With all those new studios being added in, it should make booking at 7 months a lot easier.

One thing I do like about the existing building at VGF is the covered walk way to the main building when it is raining out! It has kept me dry many times.
 
I wonder with this addition if we will see an end of the Resale Restrictions, even at RIV???? I don't think they could add the current resale restrictions to the current VGF association, and with all the bad press about the resale restrictions, maybe they are looking for an easy way out? Right now with the resale restrictions there are several different classes of owners and I'm sure it is a IT nightmare to keep it all straight.

This is my game plan. At first I was super interested but thinking about it made me change my mind. Shouldn't be too hard at 7 months. If I need more points, which I do, I'll just go cheaper. The direct incentives must really knock my socks off for me to get it.

This is what I've been pondering. I love the idea of booking those new studios but with 200 of them will 7 month availability be decent (outside of certain times of year like everywhere else)? If so then I'll just book with my current points rather than buying into VGF.
 
What about a GW with a split stay at VGF and RIV, 4 nights at RIV and 3 at VGF, that way they could sell both resorts at the same time and you have access to 3 parks.
 
FWIW when VGF went on sale to the public (after the member sale) it was $150, same as AKV and Aulani. All 3 later took a price increase to $155

After AKV sold out, Disney raised the prices for Aulani to $160 and VGF to $165, a 3% premium

When PVB went on sale to the public a few months later, it was line priced with VGF, and Aulani was raised to match the others.

Shortly after that, VGF sold out, and the price was increased considerably.

So will VGF1.1 be at a huge premium? History says no, but maybe a tiny one.

It just seems weird. I could understand the logic when RIV was the newest resort on sale. I didn’t like it, but I could understand they were going in a different direction. Now with VGF2, an older yet newer resort going on sale, it just appears odd to NOT have resale restrictions. And even though I don’t own at VGF, I HOPE it doesn’t have resale restrictions. Owners will get more money when they resell, and, hopefully, I have a greater chance to grab a room at 7 months. Win-win.

As I mentioned up thread, it will have more studios than OKW, BLT, WL (both combined), and nearly as many as AKV. And with few 1 and 2 BR options I imagine a lot of points will trade out. So 7 month availability may be pretty good.

My buying decision then comes down to how much is it worth to switch from a 2042 resort like OKW to a VGF?

Layouts stay essentially the same as the current hotel rooms. A quick refresh more than a renovation just based on the timeline they're working under.

Price starting at $205-210/pt with incentives bringing it into the 190's.

Standard Resort Studios starting at 18 pts/night low season, Lakeview starting at 21 pts/night, Theme Park View starting at 25 pts/night.

I like it (provided it’s part of original DVC) because it’s more rooms on a monorail next to MK. That’s always a good thing. I wonder if this will come with a different expiration date that the original VGF. I also wonder if they’ll sell points with incentives.
I would be willing to bet that it has the same expiration date as the original VGF, they won't ever make the same mistake like OKW again.
 
The Riviera resale restrictions limit it to only Riviera. Riviera resale was never going to trade into anything else so 3 or 1 makes no difference other than with 3 there are 3 other resort owners with the same predicament of only having their own home resort to use.

I still think this is a big argument for having any newly created points restricted - RIV has a huge draw, but it doesn't seem like even it had enough draw to make it reliably more attractive than an O14. VGF undoubtedly has massive appeal. Having half the points at a flagship resort sold with restrictions to me makes it easier for Disney to downplay the restriction thing when selling direct at any future resort. It normalizes the restrictions in a way that I don't think a random resort without that location could do. I have a hard time believing that Disney isn't going to make sure every single new point it creates from now until forever has those restrictions - the O14 is too much of a headache for them with having to compete with resale. Of course there will still be half the points of VGF which will always have the ability to trade into the O14 since they can't alter the terms on those, but dumping 1.5 million (or whatever it is) restricted points into the system along with all the RIV points gives them a good head start on the new world order in DVC.
 
I agree. You will now have both RIV and VGF in active sales and I think they will want them closer in price. One Epcot area, one MK area. May be encouraging people to buy a combination of both...that is potentially what I will be doing.

What will be interesting is when sales can start. Normally, when they sell new, you can buy early, just cant use points until opening date. Since these are going to be added to the VGF holdings, and VGF1 is open, it seems like they couldn't offer points for sale until there is a date to actually book and use?

I'm guessing there will be due to the comment in the notification about some rooms having view of MK. Any chance to add a few extra points!! lol I took a look at some pics on touring plans and there seems to be some rooms with a nice clear view of the park from the end of the building. Move a couple of trees and it clears some more of the views towards the castle.
 
I bought a small VGF contract when it was new, but never used the 11 month window so I sold it for a nice profit. I really do love VGF and have used my SSR points to stay at the GV there a few times and it really is the BEST DVC room I have ever stayed at.

I hope this new expansion is simply just what it says - adding more inventory to the existing VGF with the same rules, etc. Of course there will be a new room category for this building and I think it will be lake or standard view as the theme park view is not really an accurate description. Keep it simple with only two room selections. I also hope they offer connecting rooms like Poly.

I personally think the lake view VGF is an super desirable location and much more quiet than Poly lake view. Also, adding this many studios with capacity for 5 s a huge win for all DVC owners as that is the most popular room request

Same for mw with SSR points. I would say with 2042 points seems like the sooner you can sell the better since at some point those things have to start losing value. So let's say you get $110pp for OKW net after fees and VGF cost $200 to current members. So is it worth $90 per point to go from a 2042 resort to a 2064 (22 more years) and have a resort that should maintain its value in 20 years as opposed to OKW which likely will have $0 value in 2042 (but we really don't know that yet).
