New to renting and need some advice.

When do you have the renter sign the contract if you use one? if someone wants a reservation very soon, do you require full payment in case they cancel and points go into holding? For those of you who have rented, could you outline how you've managed it. I have an abundance of points from buying a large OKW contract that has '07 points on it and would like to rent out some. I would like to make the process easy and secure as I would be very nervous if I were the renter. TIA

I would certainly suggest being paid in full before making any reservation within 30 days. A few years ago we had a member do just that and they kept expecting the check to arrive "tomorrow". In the end they ended up NOT cancelling the reservation and thus lost their points and had nothing to show for it at all. Even if they did cancel, the points would have become Holding Account points with those restrictions.

Basically you need to make sure you are protected first and foremost and then put yourself in the shoes of the renter to devise a fair rental plan.

That could be arranged thru the member also - the problem with the DVC insurance is that is only pays about $5 per point - so not the best for a renter.

I think there may also be travel insurance available from outside vendors that would help with a rental.
