NEW Rejected Offers Thread

What is a fair price for a fully loaded 150 point SS resale contract? 100.?
My idea of fair is whatever makes sense for you as a buyer for that particular contact.

If it checks all the boxes for you, then I wouldn’t let a few dollars here or there dissuade you.

But, as posted, there are tools out there that give you an idea of what people paid…be aware that the one tied to the DIS represents real bargain hunters and may not represent average.

I ran into this with a broker recently so now I will only deal with the board sponsor. I'm on my 3rd resale with them now and haven't had an issue.
I have also had this happen with the board sponsor, who I have purchased and sold numerous contracts with.

For me, it began this summer. It feels like this is now a strategy for DVC sellers and brokers, much like it is for the housing market.

It actually does! Plus, we need to remember that those in the DIS world are much more versed in pricing and negotiating!
I agree as well. But I do believe it should be more transparent. How do we, the buyers, know if there are actually additional bids? It benefits both the broker AND the seller to drive up the price.

We don’t know if there are other bids, but if it’s low enough for us to bite, chances are others are too.
I will say in my experience with a few brokers, they only say multiple bids, they never tell you what the highest is trying to get you to out bid. That I think is a better way to do it than trying to run an auction

Resort: AKV
Contract Size: 70
Asking: $99
Rejected Offer: $99
Same BS from you know which broker. "We have received multiple offers. Please submit best and final before end of the day".
Bid from yesterday.

Resort: CCV
Contract Size: 50
Asking: $118
Rejected Offer: $118
Buyers pays closing.

“We have received multiple offers. Please submit best and final before end of the day"
Follow-up offer $130.

“I'm sorry the seller has accepted a higher offer.
Seems to me we are seeing similar things Ike we do where I live for houses.

The set an asking price purposely low to get into a bidding war.

I actually think it makes a lot of sense from a sellers perspective.

If I am a seller sure it makes sense, but when that certain company loses all its buyers except a select unknowing few, that will tell.

I made my offer, and I’m not EVER going to counter into a bidding war.
If they don’t like my offer then I’m moving on to another contract, & most likely another broker. I haven’t had it happen to me yet so I guess I don’t use whichever broker it is.

Similarly I continue to make offers on “only asking” contracts from board sponsor because when my contract was listed I was still contacted to see if I would accept a lower offer. 8-)
