NEW Rejected Offers Thread

DOn't worry... we can try to make the next offer $15 pp... I'll keep you posted!
Ummm...I may already have offered $10 a few times...

Funny thing is even when I offer 10 I wonder if I actually want it considering the next two years will probably overtake cash rates.

For a small points contract - in the right UY - I wouldn’t let $200. break the deal.

Are you the seller? LOL. I would accept if it had ‘25 points. One of the best parts of buying resale is the possibility of banked or current points. I’m already in a pattern of borrowing. I’ve been a member since 2017 and they come and go. In time another will come by.

I’ve also put the kabitz on WDW vacations outside of Moonlight Magic. Did book 3 nights in a 1BR at GCV during the summer (ouch those points!) to see how things are over on the west coast.

Like many on here, there’s a bit of impulsiveness happening. I’m in limbo.

Not the seller - been DVC since 2010 - 5UYs, 21 contracts and +1500 points - seems I’m always in borrow mode too! I usually book at the 11 month mark so for me, especially for small points contracts, getting a non-stripped contract is not such a big deal.

The way maintenance fees have trended up since joining, 1500+ pts would give me a panic attack!

It’s been a polarizing journey thus far so I commend your commitment, enjoy those stays!!!

Edit: also typing on mobile it posted the “and so I know” was an incomplete thought. It looks like I came off snarky. I have much to still learn about DVC. Just jumped through hoops figuring out MMB 🙃

I have dues setup to pay monthly - so it’s an outta sight/outta mind situation 🙃

Resort: PVB
Contract Size: 160
Asking: 159
Rejected Offer: 145
Would you seek me out to slap me across the face if I told you I was able to get a 100 pt PVB seller to agree to 145....and I turned it down? lol Not stripped either. If it was my UY or had banked points I would've been all over it but for those two reasons I needed it at 135 to make sense for me personally.

You have to do what makes sense for your situation! I pretty much offer a lowball on anything in my UYs that has banked points. I don't need the points for this year or next (I mean, it's always nice to be able to bank but it's also nice not to pay dues!) so I can afford to wait things out. One of these days I'll find someone who is willing to accept. 🤣

There are way too many buyers out there right now either with a lot of cash burning holes in their pockets or a lot that have some major FOMO because I notice inventory is going fast and a decent bit higher than DisBoards ROFR prices. People scooping up SSRs in the 90s and 100s like they weren't just being had in the 80s and even 70s not that long ago. Last I checked there wasn't a new tower built there to increase desire by 20pp. Everyone caught onto BLT and competition along with less frequent new inventory has propped those prices back up again. BW and BC are still basically their regular selves. CCV you see a deal here and there but nothing crazy.. Honestly the best deals might still be AKVs. In fact even with ROFR they are still priced excellently as SAP+ points since they give you the chance at cheap point rooms and of course the club level.

Two words...
Strip and Sell...
(okay, that's technically 3 words)

Circling back to this...the broker could not disclose the per point that it sold for, but did say that there were 4 offers above listing and the seller accepted one of them.

I don't think I'll regret not bidding for this one, but at least I'll expect a potential bidding situation next time.
I think it went for $124. There’s a recent post on the rofr thread. $124 160 BLT feb uy
