Seller countered at $122. I've seen AKV priced in lower 100's so didn't think $95/point was super unreasonable at all.

Agreed, especially with buyer paying dues and closing costs. Are you allowed to say here if it was totally loaded? I know there are updated rules and I’m a little out of the loop.

I bet it was that “Low But Firm” broker. I almost got my hopes up for a BCV at $109 but the kind folks on this site brought me back to earth. I’m not playing that bidding game.

Yep - that's it. I was excited to see this price per point at AKV and submitted my full price offer within minutes of it posting just to get that email of "send us your best offer."

Wow. In my opinion that’s pretty high. It also reflects maybe a broader trend. A bunch of people have been reporting this “submit your best offer” stuff.

To be honest, I thought $109 per point at AKV for a small contract was reasonable. I can't say whether or not it was loaded or stripped but it was very favorable.
