How do new properties/rooms coming online affect open inventory for existing members?

Will the new Polynesian rooms, for example, be available to book before they are actually sold?

Sort of.

Units become available for association booking when they are declared. Points are declared to be sold.

So when Poly 2 is finished, say it has 225 units. They may declare 35 to start sales. Only those 35 units will be bookable on points. So until an association is sold out, there are generally more units bookable on points than home points, but not an extreme amount.
 
To give a few current examples, all of VGF 1.1 is bookable now even though it’s only 60% sold. That’s why getting a room at VGF at 7 months has been relatively easy for the past year.

On the other hand, Aulani still has millions of points worth of rooms that are undeclared and Disney just rents them out to normal people on the Aulani website. This means an entire booking category is unavailable for points booking at Aulani because no rooms from it have ever been declared (it’s one of the GVs I can’t recall which).
 
Interesting. So maybe some rooms at GF might be a little easier to get for a while? What about when they get closer on the Cabins at Fort Wilderness conversions?

It’s the same situation in terms of how things happen. Prior to a resort being considered so,d out, the number of rooms available to owners goes wirh the declared units.

DVD always declares enough of them to have points to sell. When it gets low, they declare more.

Once the resort is sold out, and all units are availBe for booking, the the availability will be based on how many owners of a resort want to go elsewhere,

New projects add more rooms but also add owners to go with them so the net result is the same. The difference is how popular the resort is for not only those that own there, but those that want in when the non resort booking period opens,

Take RIV, SV villas go fast because owners book them, which means few are left for others. However, at Poly, they routinely have good availability at 7 months.

When the cabins are part of DVC, it’s impact will be based on how popular they are and if there are a lot of current owners who want in, it will free up more rooms at current resorts. If not, then those cabins will be the ones lefts available for longer time periods.
