New DVC properties...are we sure?

So everyone is talking about DVC opening new resorts on property...the only one we really have confirmed is the Villas at the GF...but I hear they are also planning a DVC at Fort Wilderness and the Poly too? Can someone clear all of this up for me?

And more importantly...would you stay at the Villas at GF, Villas at the Poly, or Villas at Fort Wilderness?
 
There is already DVC at Wilderness Lodge for many years. Poly is still just a rumor.

Oh I see you said that about WL. So you answered your own question.
 

There has been a lot of plans filed and digging and land survey markings around FW and WL, so I would bet yes on DVC between the two.

Poly is due for a MAJOR redo.so again it is likely a DVC there as well.

Now that said.its all rumors for now!:confused3

Oops I meant to say Fort Wilderness...

Just to clarify: no DVC villas are located at Fort Wilderness. The Wilderness Lodge has a separate building for DVC villas.

There have been numerous rumors of a DVC development between the two resorts, essentially tying them together with a western theme.

We'll have to wait and see.
 
The only confirmed one is at the Grand Floridian, the rest is rumor.

DVC has even released plans before, Eagle Pines, and then did not build.
 
I would stay at all three but most looking forward to VGF, Poly second then the other.

That is a possibility....a month or so ago there was a thread on another site that showed some plans for DVC?changes? between WL and FW, which still included a outline of RC. Previous plans I saw did not have anything there!

I just don't gbecause I've spoken To a few family members that work for Disney and they say that DVc membership is very low. Now I know they mean that people aren't buying into it right now, but of course there are existing members. I know those members pay their yearly fees, but do those fees warrant new buildings or just renovations on the existing ones? Maybe DVc owners could answer this?

We are constantly thinking of buying ino DVc so we really are curious.
 
I can't speak to current sales because I have no insight into that (and I don't think anyone outside of the DVC organization and top Disney management does either), but DVC has basically been a cash machine for Disney. If it wasn't, they wouldn't be building new resorts. Our dues do not pay for those expansions - sales of the memberships pay for that. Dues pay for existing properties, maintenance, refurbishments, housekeeping, insurance, etc.

I'm not sure what they would mean by 'membership is very low', all of the resorts are sold out except for the newest ones....Aulani, AKV and BLT. Which is pretty much expected.

Disney Vacation Development is the division of the Disney company that builds the DVC resorts, and sells timeshare interests in those resorts.

When you buy into DVC, you are buying an interest in a specific resort. Your membership fees are your share of the operating costs of that resort - property taxes, utilities, transportation, landscaping, housekeeping, renovations, etc. The fees are highly regulated (and audited) under FL timeshare law, they would not be able to use any of the money that members pay in fees as profit, or to build a new resort.
