New Disneyland Hotel Tower

I own at GCV and would to own here, as well-I love the retro Disney vibe of the DLH, the pool is fabulous-and the long walk is still just minutes (and still closer than almost any WDW resorts are to a park). We stayed at Boardwalk during our last WDW stay and I think they are both about 10 minute walks.
 
I don't think it will be priced the same as VGC. The location isn't as good, it is within the complex of the Disneyland Hotel (ie. moderate). I think that it will probably be starting in the low 200's per point.
These are exactly my thoughts. I was thinking like $230.

It’s also going to be huge. I’m betting something like 8,000,000 points. So it will octuple the DVC capacity at DLR, a resort with no meaningful onsite benefits and several inexpensive offsite hotels MUCH closer than this DVC.
 
I think that will really depend on how well Riviera and Reflections sell. Riviera doesn't seem to be selling all that well and I can't really see why Reflections would do that much better. I don't think they would want to have three resorts on sale directly at the same time.
There was a summer when VGC hadn’t yet sold out and Aulani first went on sale that they had 5 resorts for sale.
Any thoughts as to whether the Disneyland Hotel DVC property will have any impact on VGC direct or resale pricing?
I have to imagine it does. If you can buy direct into VDH(?) for $20/point more than VGC resale it’s going to put a little pressure on VGC resale.

But here’s the sticky wicket: A VGC resale contract buyer will not be able to use the points at Disneyland Hotel Villas, and vice versa. So they will be fully independent of one another on the resale market.
 

Price per point is only part of the equation. You also need to consider what the point/night structure might look like. Will a studio take 10/night? 20/night?

Yes, I forgot about this. There has been a general 'point inflation' for equivalent room reservations over the years, and I would be surprised if the new DVC Tower didn't cost a bit more points, to reserve a room, when compared to the Grand Californian. All of which will also serve to raise the price of VGC.
