I know the new DVC tower at the Disneyland Hotel hasn't been approved by Anaheim yet. I'm planning to finally buy in direct at this property. I'm looking to start saving up to do this. My question is, how much do you think this property will cost per point? Would it be in the $220 ballpark or even higher than that?
 
I think they will start higher than that and add "bonus" offers if they needs to, but with the demand in Disneyland being so high for more DVC I think that $220 is way to low. But what do I know :) haha

Yes, $280.

That's not necessarily a guide for what a new resort's Direct Pricing would be, though. Riviera is $195 (and started at $188 I think?), but GFV is $255, Poly is $245, BLT & BCV are $235, CCV is $220, and BWV is $200.
 
I would expect them to try $250+ and see what the market does. If the market says "no" they offer insane discounting to bring it to $225 or less for contracts of at least 150 points.

I agree but I don't think you can look at Disney World Pricing and compare to the demand (before all of this) in Disneyland and what that could mean for price.

Fair enough. This might also be my hope that they don't price it so high that I won't want to buy in. Admittedly, I'd still rather GCV, since that's more my theming (BRV, CCV & AKL being my faves at WDW), but given I cannot find a low-point GCV contract in a reasonable price range, I'm hoping that the DL Tower will be. :)

I just signed the paperwork on my VGC contract today and sent it paperwork in with the check. I got 200 points at $165. The timing was pretty lucky since nothing got bought back from Disney last month. I am very happy with that and always been the 1 resort I wanted.

GCV is one I'm considering having a separate UY so I can just grab a good deal that's available.
 
I don't think it will be priced the same as VGC. The location isn't as good, it is within the complex of the Disneyland Hotel (ie. moderate). I think that it will probably be starting in the low 200's per point.

I think that will really depend on how well Riviera and Reflections sell. Riviera doesn't seem to be selling all that well and I can't really see why Reflections would do that much better. I don't think they would want to have three resorts on sale directly at the same time.

This is my backup plan if they cancel this Disneyland Hotel Tower. I really want to be able to stay at Disneyland on DVC.

Aulani continues to be a direct offering right now.

I also think a California resort would be a whole different offering. It's a little like saying "we cannot sell cheeseburgers and hot dogs at the same time." While both are meat on buns, they have different core audiences.

I would be surprised if they delayed this project and kept going with Reflections. I think the Disneyland Hotel project is much more of a sure thing than yet another DVC resort at Disney World. This would be especially true if Riviera doesn't sell out within a couple years.

I don't think I would buy direct anywhere else as long as resale restrictions are still in place. It doesn't worry me as much with the Disneyland tower. I think it would still be able to sell for a decent price on resale if that was necessary even with the restrictions. I don't think you'd be able to do nearly as well with Riviera or Reflections if you were in a situation where you needed to sell.
 
I expect the price for the new DVC at Disneyland to be quite high. Definitely among the highest that Disney has for DVC, because the demand is immense.

I don't like the location for the Disneyland DVC Tower. It is way back on the edge of the property and will be a long long walk to the park. I believe it is almost as far of a walk as Paradise Pier, though maybe it will be a nicer walk, with it being next to the main Disneyland hotel itself, and not a lot of walking through Parking Lots like Paradise Pier.

If I was going to go that way, I would actually look hard for a resale contract at Grand Californian. I think it has an AMAZING location, an immensely beautiful building, and is, in general, a much better property. Definitely worth more than the Disneyland DVC at the Disneyland Hotel.

I don't think so, the fact I can get from Soarin' to my room in 5 min is unbeatable.

I found through a agent that has been looking for me. Use year is June and once points load I will have 392 points (200/2020 and 192/2019) but I plan on not going to the park until March next year with everything going on which stinks! I want to use my points NOW! ha
 
Price per point is only part of the equation. You also need to consider what the point/night structure might look like. Will a studio take 10/night? 20/night?

Our ideal Disneyland stay is 4 nights so as long as it’s less than 25 points per night for a studio we’ll be good.
