I believe I have found what looks like a perfect contract. However it comes with an April Use Year and a full slate of 2012 Points. Therefore the points need to be used by March 31. If I made an offer this weekend, what are the chances I would be receiving my membership info with enough time to find renters for those points? Would a place like David's accept them still?

It can take 75 days to complete a resale purchase.

You need to find renter and have them complete their stay prior to the points expiring.

IMO, the chances of using those points are very small. If I were making an offer, I would consider those points worthless.

David's may be able to help you (via his last minute discount offers), but the real problem will be last minute availability. Points are of no value if there isn't space available to make a reservation. Chances of finding consecutive nights in the same type of villa at the same resort with 3- 4 weeks of arrival are not at all good. Sorry.

Is there any chance at all that MS would allow me to use my "once-in-a-lifetime" extra bank on these points that I have seen other posters discuss? Or will that not work because I would be banking already banked points?

I would think they would not do that because they are already banked points. I honestly don't see these banked points being of any use to you. It will take too much time to close the deal and then you are looking at trying to find openings at the resorts last minute at the beginning of the spring break period.
 
The extra bank works if the points have not been banked, then MS might allow the banking. You would not be able to do that, the seller would need to. 2012 points likely have already been banked if they are in the contract otherwise they would have expired. The 2012 points will expire the day before your UY anniversary (for a March UY, the points are good until Feb 28). I just bought a contract that has 92 2012 pts and they expire on Feb 28, 2013. THey were banked.

That exception would not apply in this case. As you suspected, the same points may only be banked once.
