New BLT direct incentives!

$197 for existing members 300 points. Maybe VGF is opening near RIV? This is crazy discount level. Disney is buying back BLT in the 170s and 180s and then selling for 197? It makes no sense. There are resale contracts listed higher than this.

I am confused by these incentives, previously the BW one, but this one might be even more disruptive to overall resale pricing. Why buy resale VGF for $190 or resale Poly for $180 when direct BLT is $197.

This indicates low VGF2 pricing to me! The first time I've said that!
 
And yet they’re charging $265 for BCV that ends in 2042. It makes no sense to me.

Let’s run out and buy 1000 points now!! $14 off for 150 is still overpriced! Might be a time for resale price drops, as they sell off their stock pile.

Resale has to drop. At 197, the obvious choice is BLT direct even against SSR resale, currently getting bought back in the 140s. If I were in a 10 day resale period as a buyer, I'd be canceling.

I think they realize that sales have slumped based on overall situation and had to rethink their strategy from a few years back.

That is a great price for BLT and I agree that this may be a very good sign we will see VGF incentives bring it to this level!!!

One of the choices in my dilemma is between BLT and VGC, both resale.

There's an offer I have right now for $175 @ BLT Resale for 160 Points--Front loaded with 320 Points (Banked from 2020 + 2021)

But mayyybe I can just go direct again with this new offer but for less points to fit my budget.

Current Budget: $30k

Resale Deal for 160pts @ $175 : $28000
Direct Deal 125pts @ $231 = $28875

For the resale, I won't be able to use the 2020 points so I can rent them off; however, the deal may take awhile and I'm guessing I'd lose the ability to rent them out easily with the booking windows closing in.

For direct, I can bank the 125 and upgrade myself from my current reservation at AKV and rent off my AKV points. I can also purchase BLT direct using a credit card and I would get cash back equivalent to about $1350 so if that's factored in, that's close to an additional $11 off per point.

What would you guys do in this situation?
 
Since I bought AKV in December, I'm amazed there hasn't been a huge price drop already. That's usually how my timing goes. Bought my first house at the absolute peak before the bubble popped, July 2007. Yep, I'm that guy
I like your positive outlook. Now I regret buying by BLT resale for $155 last year. Oh wells. Can’t win them all.
 
Maybe. Or maybe now is time to make some lowball offers. Obviously, resale has to adjust down, and you only need one motivated seller.
CAN resale adjust down, or is Disney going to keep a high floor on ROFR and just be comfortable with a smaller margin when they flip those contracts?

Definitely direct! The points will have all the flexibility to use at all new resorts star with Riviera.

I think Disney is running a racket. They buy just low enough, but not too low to destroy the market. But re release them direct with crazy incentives and resale restrictions to destroy the resale market. It’s brilliant

They kept buying BWV when that promotion was on… So I assume they’ll do the same for BLT. I guess it depends on inventory.

My guess is there will be a price increase on BLT after this promotion.
