New $500 Resale DVC Transfer Fee

Just sharing because I saw it on a DVC-related FB page and I don't recall reading this anywhere on these boards. Another fee to make resale less attractive over direct points. Will be interesting to see if brokers default to this being paid by the seller or the buyer. And, also interesting to see whether they continue the fast transfers we've seen this past month or revert to the slow transfer process, but now with a $500 fee.

Yikes! That's huge on smaller contracts!

Out of curiosity, is there anything preventing them from charging $5000, or $50,000? What are the chances that this gets challenged in some way?

I had the same thought on smaller contracts. Not sure if anything limits them on such a charge other than general legal principles on a reasonable charge for your costs. Maybe there is something in the POS or applicable timeshare laws.
 
I’m new and just saw this. Is this new? What about contracts that are in the process?

Woof. Thank goodness my resale days are behind me 😬 I wonder if they'll start adding this as a point of negotiation between seller/buyer.
 
Well, that’s interesting. It’s also one of the reasons why I check the website for updates to documents and rules because they don’t notify owners for everything directly.

You need to keep an eye on things! This definitely will add to the cost but just like everything else, it will become negotiated.

I think likely it will just drive resale prices a little lower... Especially small contracts... where between higher closing costs and now this fee, much of the cash savings may be erased.

Yes, there is no fee to process the transfer right now.
 
About the timing. Does it mean you must close before January 1st or be under contract?
I would presume it means exactly what it says - for closings on or after 1/1/2026, $500 will have to be paid to transfer the contract. So, if you close before then, I don’t think it would have to be paid.
 
Though I am sure there will be a stock answer I hope someone (or a few people) raise this issue in the meetings in December.
