One other thing to note is that you don't pay maintenance for any banked points when you buy resale (at least we never have). You will pay maintenance for any points remaining in that calendar year, but if they banked 50 or whatevet points from the previous year, you don't have to pay dues on them...they're freebies. Also, if the current owners have used all of this year's points, you do not pay maintenance on anything for this year (although you don't have points to use unless you borrow). They pro-rate any used/unused portion of this year's points for dues for your closing.
