Need Help on BCV Price

I thought I would ask the experts what a good offer would be on a BCV contract 170 points with only 10 06 points all 07 points coming in April 07 would be? :confused3

Assume closing costs paid by buyer to take that out of the equation.

Honestly BCV points are premium right now so I would make sure to make it as unattractive to DVC as possible. I think the lowest I have heard making through ROFR is 88 a point

Be sure you're looking only at BCV prices, and you can pretty much disregard the ROFR prices for the smaller contracts. Disney is basically ROFRing all of those unless the price is just ridiculously high.

The most important price is not the lowest you can get, but one which will clear ROFR. If you don't, nothing else matters. Don't lose a good contract for $200-300, even if it means paying more than the asking price.

Also, be aware that you can buy BCV direct from Disney. Your guide may not want to sell it, but if they won't help you, tell them it's BCV or nothing and ask to speak to a supervisor.

I have an chance at contract for $83.50 plus closing no 06 maintenace fees and was wondering if that was in the ball park. It looks like it would be on the edge. :confused3
 

At $83.50 I would bet something important that Disney grabs it from you.
 
I'll say "good luck" although...April, BCV, $83.50... I'm betting it'll get ROFR'd.
 
Hop in your time machine, go back 2 years and offer $69 (believe it or not, it would pass).

I don't see that even coming close to passing ROFR.

To me, BCV right now is the one place where buying direct probably makes the most sense...unless you find a resale contract loaded with banked points. You're going to have to pay upper-$80's to clear ROFR and by the time you add closing costs, you are close to the Disney price.

You just have to price everything out both ways and see whether the delays and uncertainty of resale are worth whatever you are actually saving. If the savings is only a couple hundred bucks, it would not be worth it to me.
 
$83.50 ?? ....the Celtics have a better chance of winning the NBA championship (they missed the playoffs) than a BCV contract at $83.50 has of passing ROFR !!!! I'm curious why someone would sell at such a low price if they knew what the going price really was...heck...Ebay has one BCV contract up for bid at over $110.

Remember, ROFR has no effect upon the seller..only the buyer, so unless you are someone who likes disappointment and rejection, I would up the price.

Wheeling and dealing with DVC timeshares is not the same as with another timeshare, cause after all is said and done and you think you have pulled a fast one over on an unsuspecting seller(or someone who just wants out), you still have to deal with the 800 lb gorilla in the next room before the deal is final.

This is what we call a "stripped" contract, because it has virtually no points until the next use year, and that's why it's priced low. To a resale buyer, a stripped contract is less valuable than a contract with all its points, and MUCH less valuable than a contract "loaded" with banked points.

However, "stripped" or "loaded" seems to mean nothing to Disney. They don't seem to be looking at the immediate number of points available, they appear to be looking at the 170 points per year out to the end of the contract, and they ROFR accordingly -- if the price is too low, they ROFR regardless of the current status of the account.

This contract might be a great example of something that is priced fairly for the resale buyer, but has no chance of clearing ROFR because Disney has a different perspective on it than the resale buyer would.
 
DVC has a list of people waiting for points at BCV. They can buy that contract and then immediately resell the points for $92/point to existing DVC members and $95/point to new members. So you have a choice: offer a higher price to your seller so that you clear ROFR, or proceed with the current deal and make several people here on these boards very happy!

Here is the history that I got on BCV. I looked at contracts 150 to 300 pts for this Year 2006 only.

January Passed ($85,$90) Did not Pass ($89)
February Passed (87,89,94) Did not Pass (80)
March Passed (85,87,88) Did not Pass No Data
April Passed (90,95) Did not Pass No Data

So it looks as though the line is between around median Pass was $88 with a low of $85.

So what you're saying is ......I got a chance! (aka dumb and dumber) :woohoo: :rotfl2:
 
Please add us for passing an add-on for BCV 100 points. June use year.
100 points borrowed from 2007 coming on 6/1/06. No points on 6/1/07
but all 100 may be borrowed from 2008.

Priced at $84/pt. Submitted 4/10, passed 4/19 :cheer2:

This is from the "anyone pass ROFR lately"... doesn't seem far off from the contract above and this one is smaller 100 points? :confused3
 
Trying to figure out Disney's ROFR criteria is indeed confusing. None of us knows what goes into their decision. I think all of the following could be factors:

- price: for BCV and VWL: the closer it is to Disney's current selling price for that resort, the less likely they will buy the contract; for the other resorts: there are price ranges for each resort so a price at or below the current lower end of that resort's price range is not likely to pass ROFR. Smaller contracts (75 or less?) command a higher price/point by the way.

- use year: if they have a lot of current members on a waiting list for points in that use year, it might make that contract more vulnerable. They also have non-members on the waiting list who will take any use year.

- contract size: Disney seems to be buying back the small contracts lately (50 points and under) though some people were successful by paying more than Disney's current selling price

- available points: it's possible that Disney is more likely to let a stripped contract (no banked, no current, few or no points left in the next use year) go through provided the price isn't too low

So if you really want to analyze the recent BCV sales, you should include all of the following data: the price, use year, contract size and number of points (banked, current, next use year).

Having said all that, we've all seen contract details posted here where someone passed at a lower price than anyone would have expected. So some people gamble and win. The problem is, you are playing against Disney and only Disney knows the rules!
 
I just did a 60 point add on APril UY) at the BCVs ON SITE at SSR the day before yesterday. My guide told me that Disney is picking up BCV points because the demand IS there for them. I had to pay $91 a point, but to me it was worth it!

Nice contract How did you get it at $91? I thought the price was $95 at the BCV.
 
Actually the price is $92 per point for existing members until June 30. I got this information from my guide this morning.
 
Im not expert and havent yet pu a contract in but ive been doing some following of conracts and I think it matters on the size of hte contract the larger the contract 200 pnts or more the lower you can go disney dosent want to bu a 300 point contract even at 88/pnt but try 88 with 50 points nad ROFR. Just my opinion
