Need DVC'ers with future predicting abilities

OK it's me again...

Finally have DH attention regarding DVC - huh - all it took was a America's Funniest Home Videos "DVC Edition":confused3 Go figure.

There is another thread about "Disney's best kept secret" no longer being that big of a secret and that may be the answer to my question.

There is a promo going now - we all know about that - but with the announcement of GC and CR and Hawaii on the horizon - being that Saratoga Springs has not sold out - what is your prediction about prices?? Will we see more on the resale front? After the promo ends in Feb. will Disney take a look at what is unsold at SS and AKL and do another special? Will they get tougher on ROFR to keep selling until GC and CR come online??

Should we jump in now - even though we don't go to WDW - and hope DVC'ers get first crack at GC and Hawaii??

Noone knows and DVC is not about ot let anything out right now either.
I would not buy now if you do not go to Disneyworld.I would just wait and buy if you are going to be using them in DL when they become availible.
 
I agree...Do NOT buy at a place that you don't intend to visit on a regular basis.
 
I'm not a great predictor, but I think Disney is definitely moving its focus away from WDW property. DL, & Hawaii and public talk of Tahoe in the "Westward Expansion" provides evidence of this happening.

It will be interesting to see how this expansion will effect the DVC product. DH and I loved visiting HHI and using our DVC points, especially since the S-TH points were only like 6-10 points per night. Therefore, I think an expanded DVC off-property would result in high sales.

I would hope that DVC would continue to grow as new resorts come online in enticing locations.

However, Disney Inc., must also be aware that when Disney vacationers visit other tourist areas, they spend less money with Disney. Does DIsney really want to expand DVC and cut into Disney theme park attendance? However, you hook more people into Disney, so who knows.

I do seem to be the only one on these boards concerned with availability at WDW if DVC expands into other markets. I've mentioned that Disney would need to start a 50-50 program for Eastern US timeshares so that members could easily go to WDW every other year, and stay at their Home destination every other year. Why else do you purchase a DISNEY timeshare? I know that WDW owners would want to go to the off-site locations some, but also believe that the off-site owners would want to visit WDW more than the onsite owners would want to visit elsewhere.

Its just a thought. I look forward to seeing others comments.

Define regular basis. I live in CA and worked at Disneyland so I am a Disneylander - but could see WDW ever 5 years or so given we also do Disney Cruises every 2 years. Was looking at buying resale HHI as I think we would vacation there. But mainly want to buy in to get priority at buying CA and Hawaii as we are on the West Coast. ??

I may be the minority. I think you would always be able to book DVC at WDW if you are flexible on your vacation time. But I would most likely book say HHI or VB and not go to WDW. I understand what you are saying and I think you make a valid point but I think Disney instituted the 11/7 month booking window to help control this. Not too sure its that effective though??

As of now, HHI and VB owners are a small minority of owners. My question is what happens when there are as many or more owners off property wanting to stay at WDW?

I love BWV, but think DVC would have less value if I had to nearly always book it in the 11th month window, and ALWAYS book before 7 months out.

I say in that case, Disney should either have a DVC resort with no owners or make the new off-site owners purchase a resort with a real estate interest at WDW as well.

Somehow, you know you can/will make the best of your ownership.... But I don't see how buying in at HHI would give you any happiness. If you are going to only frequent WDW every 5 years or so... (and DCL doesn't count) Why buy into DVC now.... Wait for where you want to stay.... I think that is all Diane is saying. Real simple...
 
I disagree a bit. We bought a very small resale at OKW mainly to be in the system to do an add on at GCV (don't want the full 160 there either). We did this also with the idea of visiting WDW every three years or so. Can almost do a week at WDW every three years with a tiny amount of points. If we fall in love with WDW we can also add more at OKW.

I guess that is just it - we don't really know where we want to stay. The west coast offerings are of most benefit to our famiy since we are out here - but I don't see us needing 160 points. Of course I here addonitis is very contagious.:)

well if you are wanting first dibs on the GCV then you need to buy a small resale you can go with OKW or something like that and get a very small contract and you can go for 5 nights in certain times of the year in a studio at OKW for 40 points.
Also wanted to say that if you buy a small contract for a DVC property at WDW instead of VB or HHI if you have to get rid of it then it would probably sell before it was even listed on the resale website.VB and HHI have the some of the highest dues and it is just harder to sell a contract for one of them than any of the others.

If you are primarily interested in using points at GC and/or Hawaii I'd suggest just buying at those locations when they become available to the public for purchase. There is no way they will sell out to existing members only.

AKV had about a one month advantage for existing members before sales opened to the public and the Jambo House units (the only ones presently ready for sales) are still selling over a year later.

I am not too concerned about selling out of the units but mainly wanting that extra jump time on the general public and not really wanting to have to buy in with Disney and be locked with the 160 points assuming that is the minimum with Disney for GC and Hawaii.

I guess I really don't know enough about WDW and all of the DVC resorts to pick one. Maybe that is why it seems easier to me to buy HHI or VB and just use the 7 month window to go to WDW - don't really have a favorite resort there. Only been once and we stayed at CBR which is not a DVC property. I do think SS is too far out of the park action for me. AKL kinda gives me that same feeling. But buying in from my west coast perspective seems silly if you primarily go to Disneyland and not WDW - the DVC availablity now in CA has to be effectively nil given all of the already existing DVC owners. If you don't go to WDW then DVC is not useful. Maybe I am just excited they are finally opening DVC in CA and that thrill is pushing my decision.??

OK now I am just babbling. Just really looking for a reason, any reason, to buy into DVC.:rotfl:

Hawaii won't sell out before public as it will be huge. But GCV will only have 50 units. Unlike AKV, which will be huge when it's built, GCV will be the smallest. So if you think it's hard to get into BCV, imagine trying to buy or reserve at GCV! Good luck.

I would buy AKV or SSR now from Disneyland direct to get the first priority at GCV. YOu can always sell your contract for a small loss once you buy GCV.

I bought through GMAC. They seem to have the most small points contracts . I also contacted other resalers. TSS said that small point contracts didn't come along too often. I found GMAC fine, although there are several horror stories here..most dealing with lack of communication and slowness. All went well for me with my only gripe being high fees. However, since I intend to do all other add ons with Disney, the fees were a one time thing.
