First, have her use a scooter. Next, if she is comfortable with the scooter, and you can stay further away (Double Tree is about a 15 min scooter ride) I would stay somewhere nicer than the motels across the street since she will likely be in the room more. When I was younger and my kids and I stormed the park, and the room was used as a quick pick up mid day, we stayed across the street and is was good enough. Now that I am older, and do spend more time in the room on trips, we tend do stay on site, or at the Hilton/Double Tree/ Candy Cane/Carousel inn. If you feel it is too far, I would go with the Carousel Inn and Suites as it is nicer than the rest of the strip motels.
UC Irvine Medical Center is fairly close. (I have nephews who are accident prone...) Head south on Harbor to Chapman (by Target), turn East and it is just before I-5 on the south side of the road.
