Thanks, everyone! I'm so happy! And no, I haven't closed yet. TSC said they'll have the papers next week to send out to myself and the seller. And yes, that is the total cost. We put the maint. fees right in to the offer price and then marked on the contract that I won't be reimbursing any. I don't know if that will work for all, but it worked on this one. YAY!
