My new home got destroyed

We built a new home one year ago. We kept having a problem with water in the basement. Now home was built with a drain system in it along with a sump pump. Well the problem get getting worse. We had the builder back over, and he kept telling us he could not fix it until the weather broke. Now back in Feb. we had water that actually came through the fountain. At this point I decide to get my video camera out and document this. Now I get a letter from the builder asking me to schedule our one year final walk through. Something did not seem right here.

I send builder a letter now, cert./return reciept asking him to put in writing his plan of action to be taken to fix the ongoing water problem that he was aware of. Need to say anymore, a small war broke out. He got very nasty with me. So now I am sending letter after letter. Now we discovered all of our heating ducks where never connected. Yikes, another problem.

I now have a huge meeting at my house with builder, city inspectors, plummer's and a construction crew. Builder and I had a few words. I told him I would see to it that he fix our home, that if I need to I will file a home warranty claim against him. Now he knows he has to do the work.

They needed to put in a new french drain system in the basement, which required them to cut out half of my basement. You will not believe what happened next. When they started to say cut the concrete, It went through my heating/air condition system and through the whole house. Within mininutes my home and all of it's belongings where covered with white concrete dust.

Carbon monide built up as well, so we had to take the dog over to grandma's. The builder and I both just stood in the house and looked at each other in this massive cloud of concrete dust. He was very very nice.

Now to cut to the chase. The drain was put in, the builder told me that I could hire a cleaning company and that he would pay for everything. I decided to clean my house after two girls came in and in three hours later nothing was done and they went home. Now builder is going to pay me for all of my cleaning. I am almost finished, I have one room left to do and then I have to wash, iron and hang all of my curtains. Builder is having my heating/aircond. system, carpets professional cleaned on Tuesday.

I have spend hours in each room, everything had to be cleaned, washed, oh what a mess. I am wondering what to charge the builder for my cleaning. I was thinking of $1,000.00 I have well over a 100 hours of hard labor put into this cleaning, plus all the cleaning supplies that I had to purchases, and this not include all the curtains that I have yet to launder, iron and hang. My doing my own curtains I am saving him a ton right there. Would you say that $10.00 an hour is a good price.

Now for the bright side of things, I will have one of the cleanest houses in my area. My basement was also just powerwashed! I am so tired, this has been a terrible thing that happen, but in the end all worked out fine.

What a nightmare! I'm glad the builder finaly came through for you though.I'd say $10 an hour for cleaning is a good price. You'd have to pay that out if you hired someone else,so you might as well get it. Enjoy your sparkling clean house!
 
I really think you are being very fair.
You needed industrial cleaners-the ones that clean up after
a fire or disaster of that nature.
 

I clean for a living and I get $20 for regular cleaning and i charge more if the labor is more intense....

Hope everything continues to work out for the best....
 
I think you are being reasonable on your price per hour of cleaning. I would just give an itemized bill to the builder and I'm sure when he sees your cost for supplies and the number of hours you put in he'll see that too.
I'm glad that it ended well for you. I was afraid from the title of your thread that would not. Now you have a house with the repairs it needed and it's spotless too!
 
Concrete dust is awful! We have had some recent experience with this. I made sure the heat was off and the door to the basement sealed with tape and that stuff still managed to get upstairs...even set off the smoke detectors.

I'm impressed you were able to clean it at all. Charge him an arm and a leg...take his head too!
 
My maid service is here for about two hours a week and charges me $75. RAISE YOUR RATE! You would get no one to do this for $10 an hour. Call around and ask cleaning services what they would charge and at least bill him the going rate. You can always negoiate.
 
The first thing I thought was you are short changing yourself.

I would at least double that.

I would think closer to $2500- $3000.


If it was my house and I had to do it, the guy would be paying for my next Disney trip, I'll tell ya. You poor thing.
 
I am almost done, Yahoo, one room to go and it is my laundry room, I am so tired, dh is going to get me a bowl of ice cream and I am off to sleep.

Forgot to tell you, that builder is also getting DH a load of top soil, not sure what that is worth, but the more I cleaned today, the higher the price........ lol. I never ever wish this on anyone. Night night all..

I'm sorry to hear about your house problems. I think that you should charge more then ten dollars and hour. You should also still file a complaint against this builder so that others in the future will know his bad work history.
 
A fair price would be $15 per hour. That is about the going rate around here. I have had some that have tried to charge $20-$25 per hour but I didn't use them. Good luck.
 
Again - its me asking a really stupid question - will the builder be giving you a 1099 form at the end of the year for doing this work? I think - BUT I AM NOT AN ACCOUNTANT OR TAX PERSON - that if he is hiring you as an independant contractor to do cleaning work, and if it is more than $600, he may be required to send you a 1099 at the end of the year - which you would have to declare as income on your tax return.

If you are OK with a rate of $10 per hour, I would raise it to about $15 per hour, just to cover the taxes you may need to pay. But, I will also through in - you did a tremendous amount of work - I I think you are shortchanging yourself.
 
I'd say $10 is way too cheap! Call some prefessional cleaning companies and see what they charge for damage clean up.

Just to get a cleaning lady around here runs $75 per visit...which only takes 2-3 hours!!!!

I'd definitely charge more than $10/hour, but would be sure to have some professional estimates to back up my claim for price.

A load of topsoil is only worth a couple hundred bucks around here. Raise your cleaning rates! And don't forget to include supplies!!
 
I *totally* agree! You should charge more like $2500 - $3000 for that kind of work!! No way would I settle for just $1000.
 
I would call around to some of those "post-disaster" cleaning companies (like Serv-Pro) and find out what they charge an hour. And base your price on that at least. I think AT LEAST $25/hr would be fair. I assume that you used all of your own cleaning supplies, rags, paper towels, vacume bags, etc. My DD's best friends Mom cleans houses for a living (normal cleaning) and she gets $35/40 an hour!! And she is so busy she has to turn away work. So I think your builder is getting off cheap, even if you charge him $25/hr! You could be sueing him for distress etc!! Don't cheat yourself!! I don't think that $25/hr would be unreasonable AT ALL!...................P
