This exactly. ROFR has been non-existent for months. If ever there was a time where I would say you are going to pass, this is it. Even the contracts that I would say are "lowball" offers on the ROFR thread are passing. AND, you want Disney to exercise ROFR eventually because it supports the higher point price, making it so you CAN resell if you need to.

Makes me feel dumb offering a bit above asking prior to the restrictions in early 2019 - especially since it looks like Reflections will now not be a thing for the foreseeable future and I really have no interest in Riviera. I digress...

To the OP relax, the parks aren't open, there is no rush to book, you are missing nothing.

I missed this part of your reply earlier. But it is actually the opposite. Those who KNOW the data know that there is no rhyme or reason to when Disney exercise ROFR. You are new to this, so you have a short period of time you have been looking at the data. But, if you go back years, you will see there is no pattern or discernible reason why Disney exercises. They do it because it works for them in any given circumstances with the facts in front of them at the time. The facts in front of them change regularly and can be different at any given moment. The terms of the contract are only one thing they take into consideration. No one that knows how they come to a decision is talking. If you watch long enough you come to understand price per point, how many points, and any other given factor do not solely determine. You can watch a 100 pt contract for $125/pt get taken one day and then the next day that same resort 100 pt contract will get waived for $110/pt.

Brokers will advise that certain low prices have less a chance of passing ROFR. While there may be a correlation to price, it does not equal causation. In the end, they are really guessing. People don’t call it the drunk monkey for no reason. No one really knows. And if they tell you they know, then they are lying to you.

I'll be fine either way ,I'm the seller. I meant we'll have a barometer of whether they're back to taking anything.
 
THIS. Run, run now. DVC is a good fit for plenty of people. You, however are about to make a horrible purchase.

If ROFR is this aggravating, I can only imagine the level of outrage over owners walking reservations, lack of studio availability and you really want a studio, lack of two bedrooms because each two bedroom is a lock-off, someone's anniversary coinciding with race weekend, and so on.

I absolutely love being a DVC owner, but that ownership comes with some warts and prospective owners either have to embrace it or just not own.
 

If you are looking for a good deal, you will get bought back alot. It's just how it is. If you want to pay market price you can and avoid alot of ROFR. You cannot have your cake and eat it too in this situation many times.

Its actually the other stuff Disney has been known to do - Valet parking disappearing overnight leaving members with valet parking charges. Suddenly deciding to move people's reservations to a different resort so golfers could stay a X or Y resort. Deciding that they need to move reservations so they can redo rooms - when they should be planning eleven months out. Showing up a 10:00 am and not getting into your room until after 7pm at night. Finding a room in unacceptable condition and not having anywhere to move to - so having a broken toilet for two hours until the plumber arrives. These sorts of events are rare - I personally haven't experienced any of THESE (we were members when valet parking was pulled, we weren't on a trip and don't drive at Disney). Then there was the "reallocation" that wasn't (and managed to get stopped by Disboarders.). And all of their actions in response to Covid - which I personally think are reasonable and contractual but I also think Disney's ROFR terms are reasonable and contractual.
 
You're probably a better direct purchase candidate. You also agreed to the ROFR with the resale purchase and if it was a disagreeable term you should have not purchased resale.

Thinking a broker can manage ROFR to a positive outcome is like finding the Dwarves have mined real jewels in Fantasyland.
