Master Bath Renovation Opinions Needed Please

That makes sense now that only a shower doesn't mean "too small to fit a tub" as it tended to a decade or more back. I have a feeling that things will slowly swing that way in more and more areas.
Here in Sacramento also, very rare to find a real fireplace in new construction. Environmental rules I suspect. We have "no burn" days when you can't use your fireplace unless it is your only source of heat, and of course the current building code requires a furnace.

I think I finally figured out how to post a photo of my own---if this works, here is the large shower (in a space originally slated to have a tub/shower combo). The door swins both directions and is wide enough for a wheel chair if we ever need that . We put mirrored glass on the one side but could have had clear all the way across. I'm sure a real estate agent could make it looks much prettier in the photo--in real life it looks really good but getting the top and bottom in in a photo was hard for my skilless self---I couldn't even figure out how to avoud the reflection of the window in the glass

I really like this, and I'm going to show it to DH when he gets home. While we're not renovating our MBA any time soon, we ARE planning to renovate the two downstairs (full) baths, probably in 2019. My older son has a private bath with a tub/shower--since it's on the first floor, we're planning on taking out his tub to put in a large shower. Something like this would be perfect, and I really like the way it looks. For our other downstairs bathroom (shared by the otehr 2 kids at home), we would leave the shower/tub combination. I would probably also look at having a seat in there--not sure if you have one. We're thinking about aging in place--or even if someone had temporary mobility problems.

This is beautiful. I can't seem to keep glass clean.... trying to use as little as possible

"QUOTE="mnrose, post: 58459444, member: 242577"]Take out the tub and put in a luxurious oversized shower instead. This is the way of the future, especially in the master bath. The lack of tub will be almost meaningless. Most people want the oversized walk in shower. If you are in an area where older people are likely buyers, get a shower that is nearly level or even potentially roll in.

In our area, the lack of tub would have ZERO effect on resale value IF the shower is nice...e.g., tiled and not prefabricated with a nice glass enclosure. This is what is being put into nearly all new construction. Think double shower heads, a rain shower head coming straight down, etc.

Here is an example of what I have in mind:

Someone sees a shower like that, they aren't even going to notice the lack of a tub. :-)

NICE!!!! This is really pretty.... how do you keep the glass SOOOOO clean. I have never found a good glass cleaner.

No we don't have a seat--we talked about it but the only oplace to make it work yould prevent a wheelchair from going fully in. This is a condo in a building so we had less flexibility to make changes than we would if it were our own house---though we made MANY. And i wanted to fit in a washing machine (instead of having it in the shared laudnry room in the basement) and the shower is a double---shower heads on both sides with tons of space for each person to shower (I know it sounds like something unDisneylike, but we seriously jsut use it to shower--it'S really convienient to both be able to shower at the same time and talk about plans for the day at the same time. if we had only put in one shower head or wanted one person in there at a time, we could have put a seat on the other side. Or, if I could have had the glass encloseure out another 40ish cm from the back wall---but there jsut wasn't space.

I will check it out.

We just had a contractor out this weekend to plan out our master bath renovation as well. We're going to remove our soaking tub in order to expand the shower into a much larger, glass enclosed tiled shower. We have a tub in the second bathroom upstairs and the only time our current master bath tub gets used is to give our dog a bath.

Thanks. We squeegee after every shower and I use vinegar and water every second week. Tomorrow is cleaning day. We have really hard water---I wipe down all the chrome after every shower or else it looks terrible---but the squeegee works really well---and no bar soap at all, only liquid soap. That makes a huge difference

A bottle, while fairly spendy ($9-10) lasts a LONG time. Still have plenty left in my bottle. Not harsh to your skin. No terribly unpleasant smell (sort of like toothpaste). Put it on with a damp sponge, let it sit for a few minutes, then using a non-scratch pad, scrub away. Rinse clean. May need to do it a couple times on built up surface, but it does work really, really well. There are some videos on you tube, and it works exactly as they demonstrate.

A seat, or at least a ledge in a shower makes it much easier to shave your legs!
Yup. We put one in our shower....which as I mentioned earlier....is the same size as a bathtub.

Guess it depends upon what people like in your area in case you decide to sell one day. I would say tub/shower because if we were looking for a house and I saw pictures or a description online stating that there was no tub, I would not even bother looking at it. If you do go for just a shower, make sure it has a built in seat.

We live in a new construction track and most of the homes have a separate tub with a large shower in the master bathroom. I do think that's preferable for a lot of home buyers. That said, if a home only had a large walk-in shower and no tub in the master (but tub elsewhere), it wouldn't deter me from buying if I loved the home otherwise. And if you will get to enjoy it as well, I say go for that. I don't think it will impact resale all that much in the grand scheme of things.

Ah ha! I am posting my house on Zillow today and I SEE THE 3/4 bath. I stand corrected.:wave2:

In fact it has Full, 3/4, 1/2, & 1/4. So 4 categories of "bathrooms" on Zillow.

I am just jealous, because I would love to be able to totally renovate with a nice tile bath!

We do have a jetted tub in our master bath.... I do use it occasionally... And, of course, for shaving my legs.
It might be a tough call for me to give that up?
But, if we were buying a new home, I would consider a really nice tiled shower, with a tub in another bathroom.

I'm curious what a 1/4 bath is? I've always considered a 1/2 bath the "powder room" type of bath (e.g. toilet and sink), so I wonder if a 1/4 bath is missing a sink?

Toilet, and NO sink to wash ones hands, freshen up...
EWWWWW!!!!

IMHO, this whole 1/4, 1/2, 3/4, thing is just odd.

What next, a 3/8 bath??? how about a 5/16th!!!!

I know I'm odd and the clear glass shower doors are a trend, but I HATE them. No privacy at all. I don't like it when anyone watches/sees me showering, or there's the possibility that someone will come in and see me (although it's just DH and me at home now... still...)

Any suggestions, pros and cons, feedback from realtors regarding resale value? I am so bad at making decisions these days!!

Honestly I would have wanted the whirlpool tub instead of additional closet space -- especially if there's a walkin closet already.
